A minimum 1"air gap should be provided between the insulation and roof sheathing per <br /> Section R806.3. <br /> 4. The floor requires a minimum insulation rating of R-30, which requires a minimum framing <br /> depth of 9.5 inches (i.e., 2x10 joists) for batt insulation. The proposed 2x6 framing is not <br /> sufficient. Alternative insulation should be specified, or the framing should be revised. See <br /> WSEC-15 Appendix Table A101.4. <br /> 5. The addition roof includes of 2x6 joists. The roof is required to be insulated per WSEC-15 and <br /> vented per IRC Section R806. The framing depth is not sufficient and should be revised. <br /> 6. The proposed project involves an addition. The building should comply with the additional <br /> energy efficiency requirements of WSEC Section R406.2(4). The selected energy credit options <br /> should be listed in the drawings. <br /> 7. Interior covering on the walls and ceiling should be specified in the drawings. See Section <br /> R106.1.1. <br /> Structural <br /> 1. The exterior walls of the proposed addition are required to be supported on continuous <br /> foundations per Section R403.1. The proposed footings at the corners do not comply. <br /> Alternatively, an engineered design may be performed per Section R301.1.3. If an engineered <br /> design is performed, calculations substantiating the design should be submitted for review. In <br /> either case, the structure is required to transfer both gravity and lateral forces to the soil. <br /> Details for the foundations should specify the required reinforcement. <br /> 2. The floor framing construction is required to be decay-resistant construction per Section <br /> R317.1(1). <br /> 3. The proposed framing for the addition does not comply with the prescriptive limitations of the <br /> IRC. In addition, the framing does not appear to comply with an engineered design. See IBC <br /> Sections R301.1, R301.1.2, and R301.1.3. Non-compliant framing should be revised, including <br /> but not limited to: <br /> a. 4x8 floor framing supporting the floor, walls, and roof. <br /> b. 2x6 joist supporting the south exterior wall and roof. <br /> c. 2x6 ridge beam. <br /> 4. The proposed framing for the addition is incomplete. See Section R106.1.1 and R301.1. <br /> Missing framing includes but is not limited to: <br /> a. Framing supports and connections for the ridge beam. <br /> b. Construction of the overframing on the existing roof. <br /> c. Connections between the floor framing members. <br /> d. Connections for the posts to the floor framing. Note that sill plate anchors are required for <br /> wood structure supported on concrete foundations. See comments above. <br /> e.
