GEOTECHNICAL ENGINEERING REPORT <br /> Broadway Everett Expansion <br /> 8407 Broadway Avenue <br /> Everett, Washington <br /> Project No. 2601.01 <br /> July 7, 2022 <br /> INTRODUCTION <br /> This report presents the results of our geotechnical evaluation for the proposed Broadway Everett <br /> Expansion Project located at 8407 Broadway Avenue in Everett, Washington. Our conclusions and <br /> recommendations are based upon review of the documents referenced herein, soil conditions <br /> encountered in our subsurface explorations, laboratory testing, and geotechnical analysis. This report is <br /> an instrument of service,and the conclusions presented herein are in respect to the subject site and have <br /> been prepared in accordance with generally accepted geotechnical engineering consulting practice. This <br /> reports has been prepared for the exclusive use of the Insite Property Group and its agents for specific <br /> application to the subject property and stated purpose. <br /> This report provides descriptions of various elements using the project cardinal rose as depicted on plans <br /> provided by the project architect. Project north is towards Broadway Avenue as depicted on the attached <br /> Figure 1, Site and Exploration Plan. <br /> SITE DESCRIPTION <br /> The project site consists of a one (1) acre parcel located at 8407 Broadway Avenue in Everett,Washington. <br /> The site is bordered to the east by developed land (Everett Boys and Girls Club);to the west by an existing <br /> self-storage building;to the south by developed highway right-of-way(1-5); and to the north by Broadway <br /> Avenue. The site is currently paved and utilized as surface storage for boats and RVs. A large stormwater <br /> vault exists in the southeast portion of the site. <br /> PROJECT UNDERSTANDING <br /> Based on project plans prepared by the project architect(Jackson I Main Architecture),we understand the <br /> project consists of constructing a new 5-story self-storage facility with a footprint of approximately 23,450 <br /> square feet. Level 1 finished floor elevation is expected to be near existing site grade towards the east <br /> and approaching 10 feet below existing grade towards the west. There is an existing, below-grade <br /> stormwater detention vault located in close proximity and roughly paralleling the proposed south building <br /> line. We understand this vault will be utilized for stormwater control related to this project an no further <br /> stormwater flow control structures are anticipated. <br /> SURFACE CONDITIONS <br /> An asphalt parking lot covers most of the site. Irrigated landscaping islands are located near the existing <br /> building and the periphery. The site is relatively level, varying by about six (6)feet in the east-west <br /> 1 <br />
