1 . Project Overview <br /> LMJ Hyundai of Everett is located at 7800 Evergreen Way in Everett, Washington. The 3.45 acre site lies <br /> within the Pigeon Creek No.1 drainage basin and is bounded by Evergreen Middle School to the west, Buick <br /> GMC Clyde Revord dealership to the south, Grace and Mercy church to the north, and Evergreen Way to the <br /> east. The site is currently developed with a Hyundai/Genesis showroom, service center and associated <br /> outbuilding. The site slopes to the north and east with approximately 22 feet of fall from the high point at the <br /> southwest corner to the low point at the northeast corner. <br /> The proposed project will remodel and replace the existing 7,600-square-foot showroom with an approximately <br /> 12,000-square-foot, two-story showroom and offices facing Evergreen Way. The project will include perimeter <br /> landscape improvements and restriping across the site and regrading the eastern third of the lot. Existing utility <br /> connections will be maintained and reused for the remodeled showroom and outbuilding. <br /> Stormwater requirements for the project are defined in the 2022 City of Everett Design and Construction <br /> Standards and Specifications and the 2019 Department of Ecology Stormwater Management Manual for <br /> Western Washington (DOE Manual).
