J <br /> 2. Existing Conditions <br /> The existing site is approximately 98 percent impervious; see Appendix A for Existing Conditions. Stormwater <br /> runoff generally sheet flows north and east where it is collected in a series of catch basins in the front parking <br /> lot before being conveyed to the 8-inch storm drainage main in Evergreen Way. The site is comprised of two <br /> basins: The majority of the site drains to Evergreen Way as described above and the service area roof and <br /> NW corner runs off on to the neighboring property to the north. There are no known critical areas located <br /> on the project parcel. <br /> The site is generally underlain by fill over native glacial till soils. Limited subsurface exploration observed the <br /> thickness of fill decreases from approximate 8-feet to 2-feet north to south across the proposed showroom <br /> footprint. The fill is underlain by glacial till soils consisting of very dense silty sand to sandy silt with variable <br /> gravel. No groundwater was observed during drilling; however perched seepage zones should be expected <br /> above the relatively unweathered glacial till deposits and in permeable layers within the till deposits.
