Proposed Conditions <br /> The proposed project will remodel and replace the existing 7,600-square-foot showroom with an approximately <br /> 12,000-square-foot, two-story showroom and offices facing Evergreen Way. The project will include perimeter <br /> landscape improvements and restriping across the site and regrading the eastern third of the lot. Existing utility <br /> connections will be maintained and reused for the remodeled showroom and outbuilding. Site improvements <br /> include new curb, landscaping, illumination, signage and trees onsite and new street trees in the planter strip <br /> adjacent to Evergreen Way. Existing driveways off Evergreen Way will be maintained for site access. <br /> The NW basin currently running off onto the neighboring property to the north will be captured and treated as <br /> part of this remodel. Stormwater from the NW Basin will be collected and conveyed to an infiltration system in <br /> the northeast corner of the site. New roof drainage will be captured within a detention system in the central <br /> parking lot adjacent to Evergreen Way. <br /> As described below, water quality and flow control requirements for the disturbed areas will be achieved using <br /> an area swap. Based on the flow charts and thresholds in EMC and DOE Manual, the project will trigger <br /> Minimum Requirement#1-9. <br /> MINIMUM REQUIREMENT 1 : PREPERATION OF STORMWATER SITE PLANS <br /> Detailed grading and storm drainage plans depicting locations and sizes of stormwater elements will be <br /> prepared for this development.
