At the request of the applicant for the shell <br />building the entire credit from the removal of the Denny's was applied to the traffic mitigation fees for the first occupied <br />suite (Panda Express) so no credit for previous land uses remain to be applied to traffic mitigation fees for the remaining <br />suites. <br />FEE CALCULATION SUMMARY <br />2,319 SF "Fast Food without Drivethru" <br />26.15 trips / 1,000 SF = 60.6 total trips <br />60% "new" trips = 36.5 "new" trips <br />$4,993 / "new trip = $181,670 <br />The above calculation relies on published data for a "typical" fast food restaurant but you and/or your prospective <br />tenants have the option to submit your own data and analysis to demonstrate that the proposed Mochinut business will <br />not generate traffic like a "typical" fast food location. If you choose to pursue this option you will need to have a <br />licensed traffic engineer prepare a trip generation study for Mochinut that shows how many new PM Peak Hour trips the <br />project is expected to generate; assuming the City accepts the submitted trip generation study we would then use the <br />information provided in that study to calculate your project traffic mitigation. Only a trip generation study would be <br />needed, no impact analysis or Level of Service calculations would be necessary. If you and/or your prospective tenants <br />would like to pursue this option please have your traffic engineer contact me to discuss exactly what they need to <br />prepare for you. <br />I hope this information is helpful.
