Port facilities and public access during construction. Major modifications to the PDO are <br /> considered by the Planning Commission and City Council. <br /> 3. This Agreement hereby approves and supports the Port's desire to create certain use <br /> "Districts" with associated themes within Waterfront Place Central. The following <br /> descriptions are not intended to regulate the development of uses, but to more generally <br /> describe the types of uses within the project. <br /> a. Craftsman District-The 20.25 acre Craftsman District provides for the majority of marine- <br /> related uses that accommodate marina services and commercial marine activities,including <br /> Marine Commercial,Retail, and Light Industrial uses. <br /> b. Fisherman's Harbor-The Fisherman's Harbor district includes 11.79 developable acres and <br /> includes commercial fishing, recreational boating,retail shopping,multi-family residential <br /> and restaurants. <br /> c. The Esplanade -The Esplanade commences at 14th Street and the Pacific Rim Plaza and <br /> wraps around the central pier to the Craftsman District. <br /> d. The Millwright District—This district includes 11.85 acres of developable land and is the <br /> primary commercial and office area within Waterfront Place. <br /> e. Wharf's Edge—This district includes 3.61 acres of residential property. The Wharf's Edge <br /> area is located in the western portion of the Property, mostly landward of the 200-foot <br /> shoreline management zone. <br /> 4. Location of the approved Districts will generally conform to Exhibit 2. <br /> 3.5 PERMITTED USES -SPECIAL PROVISIONS <br /> 1. Proposed uses shall be permitted in accordance with those listed in Exhibit 11 Waterfront <br /> Place Central Land Use Table and in the City's Local Project Review Procedures, EMC <br /> Title 15. <br /> 2. At the completion of Buildout Period (defined in Section 5.1 below), each use in Waterfront <br /> Place Central must contain net building square footages within the ranges stated below: <br /> Marine Sales& Service 98,000 s.f. to 155,900 s.f. <br /> Office, retail, commercial 375,000 s.f. to 512,800 s.f. <br /> Housing 330,300 s.f. (430 units)to 725,000 s.f. (660 units) <br /> 10IPage <br />
