Section F: Public Realm <br /> Open Space Hardscape Surfaces <br /> Design Intent- Plaza surfaces and associated connective paths will be designed to be both safe <br /> and aesthetically inviting. Hardscape material surfaces will be high quality, durable, and <br /> designed to provide safely unobstructed and accessible routes of travel and plan. Treatments of <br /> surfaces through colors and patterns will create environments that are inviting and help create a <br /> coherent sense of place. Design must reflect the character of the Waterfront Place Central <br /> urban maritime waterfront environment and, at the same time, create unique District <br /> qualities. Plaza edges provide areas for planters, seating, low walls, and connections to other <br /> public or semi-public amenities. <br /> Dimensions_- Plaza will be of multiple sizes and shapes to fit the particular constructs of their <br /> context. Areas defined for pedestrian movement will have a minimum 6' clear width travel <br /> zone. This width shall be continuous and unobstructed. <br /> Plaza and Open Space Structures <br /> Trellis and Arbor Structures - May provide areas for privacy and shade, and structure for vines <br /> to grow. Materials must be stainless, galvanized, or painted steel, or thy may be wood with <br /> weather protected stain or paint. These structures, if wood, should be natural in color or <br /> white. Steel, if not galvanized or stainless, shall be painted a dark color or white. Structures <br /> must also meet all applicable City codes. <br /> Umbrellas-The use of umbrella is encouraged in plazas and other open spaces, especially those <br /> in proximity to cafes and restaurants. <br /> Open Space Planting <br /> Design Intent Waterfront Place Central will be a major design element for enhancing character <br /> and the quality of place. Plants will define the space and add scale, visual interest, and season <br /> change. Layout and plant palettes selection will reinforce and define the character of each <br /> plaza and tie in with the district identity. Plants shall be appropriate to this urban marine <br /> environment and emphasize the unique qualities of their context. Planting shall be selected and <br /> placed to enhance rather than obstruct views. Selections shall require low-water use, and <br /> grouped in associations with similar microclimate needs for sun, soil and water <br /> requirements. All planting shall be irrigated to ensure health and survival. <br /> Street Trees- Street trees shall be used in plazas and open space to reinforce pedestrian <br /> connections, define edges, and provide shade for seating areas. Trees in view lines of <br /> residential areas should be columnar, or branched clear to 8' high and have an open canopy. <br /> Trees will also play a major role in establishing identity of the various open space areas. <br /> Understory Planting -Shrubs,hedges, grasses,ground covers, and perennials shall be used in <br /> plaza and open space planting areas to provide buffers,define spaces, and add color,texture, <br /> scent,and seasonal change.The plant palette should be refined and reflect the character of <br /> the district area through form and texture. Layered planting should provide four season <br /> interest. Lawn may be used in selected pocket parks and courtyards. <br /> 2014 Waterfront Place Central Supplemental Design Guidelines -60- <br />
