Section F: Public Realm <br /> purposes such as the illumination of public signage. <br /> Building Illumination— Building mounted lights will be used to light walkways, terraces, and <br /> plazas in appropriate areas. Building lighting shall be designed to cast downward and be <br /> shielded to minimize glare. Because building lights may be turned off, building lighting shall <br /> not be depended on exclusively for illuminating plaza walkways. <br /> Specialty Lighting- Specialty lighting may include decorative lighting or event lighting for <br /> the Performance Venue and the festival market. <br /> Event Lighting- Events at the Performance Venue will require high safety standards. Lighting <br /> must meet all safety requirements for public gatherings. Temporary event lighting should <br /> be considered and designed for to be easily and effectively managed for event times. <br /> Decorative Lighting—Decorative lights may be for special effects or for celebrations. Seasonal <br /> celebrations include decorative lighting for holidays such as Christmas lights on trees. <br /> These should be planned for by providing access to safe exterior electrical power sources. <br /> Special effects lighting such as neon, running lights, and other types of colored or <br /> decorative lighting is only allowed in plazas along the retail areas of the streetscape. It may <br /> also be appropriate for signage or decor in buildings or as part of art installations. <br /> Open Space Furnishings <br /> Design Intent - Exterior furnishings provide public amenities that establish a high quality <br /> urban refuge in plazas and open space. Furniture design will reflect Maritime theme with a <br /> contemporary feel. Design will reflect the context of the area and help to establish the unique <br /> qualities of place within the larger Waterfront Place Central context. These elements will be <br /> integrated into the overall design of each district. The amount of exterior furnishings should <br /> be minimized and where possible,necessary elements should have multiple uses; for example, <br /> retaining walls should be designed as seat walls. <br /> Materials -Exterior furnishings will be constructed of materials durable enough for urban use <br /> and the marine climate. This includes steel, heavy gauge aluminum, and masonry. In some <br /> cases,wood that is well treated to hold up in the marine environment may be appropriate. <br /> Finishes - Finishes will be durable and low maintenance. Finishes for metals shall be <br /> stainless, galvanized, or powder coated. Finishes for masonry shall be smooth. Finishes for <br /> wood shall also be smooth, but must also include appropriate protective sealing and <br /> treatments for longevity. <br /> Colors_- For exterior furnishings that are not wood, stainless steel, or galvanized, finishes <br /> should be black,near-black blue-green. <br /> Exterior Furnishing Types <br /> Benches - Benches will be integrated into plaza and other open space areas.
