Section G: Building Site & Design Standards <br /> • Solar orientation — Buildings shall maximize solar gain in winter and minimize it in <br /> summer. Architectural design must explore materials and methods that achieve this goal <br /> and meet the requirements of the energy codes. <br /> • Natural Light — All buildings must have access to natural light for users either with <br /> windows or sky lights. Building layout and orientation can help to maximize the <br /> availability of natural light and ventilation for residences and offices. <br /> Building Height and Massing <br /> Height Limits—Buildings must adhere to the permitted height limits identified in the Waterfront <br /> Place Central site plan. <br /> Massing — Building mass on very large <br /> buildings shall be broken down through a <br /> y ;,` variety of design treatments. Articulation will <br /> / \ reduce the apparent bulk of buildings by <br /> breakingthem down into smaller components <br /> ��� r ,� p <br /> ^`� `s; that are consistent with a district's character, <br /> '� �` the Wharf's maritime vernacular, and the <br /> , desired visual variety along the pedestrian and <br /> rky , • 11\ street faces. Large, flat, windowless, blank <br /> 1 walls will not be allowed. Designers will be <br /> required to reduce the mass of large walls in <br /> creative ways such as expressing the structure <br /> or room modules. Bland walls longer than <br /> ,e100' should be treated with windows, bays, or <br /> 144 <br /> recesses, or reduced visually in some other <br /> way. The purpose is not to create a regular <br /> rigid solution, but rather encourage variety, <br /> as <br /> - visual interest, and pedestrian scale through the <br /> i f reduction of the mass of large building <br /> i ly: _ . facades. <br /> Building Variation and Visual Diversity <br /> • Variation through unique architectural <br /> expression within the parameters of the District and building type guidelines, will help <br /> create a more dynamic urban waterfront character. On large buildings, it will reduce the <br /> apparent bulk of the building.
