Section G: Building Site & Design Standards <br /> Building Setback <br /> • No building setback is required except as is necessary to meet codes and landscaping <br /> other requirements of these design guidelines, or as may be needed for building design <br /> architectural character or for creation of stoops, courtyards or terraces. <br /> Views and Visibility <br /> View Corridors — As noted in the Site Design section, buildings will maintain a view corridor at <br /> 14th Street. <br /> Roof Treatments — Building design will optimize views from the hillside residents to the east <br /> through high quality design, height limits, and by providing roof amenities such as planted <br /> balconies, rooftop courtyards, terraces, and quality roof material on pitched roofs. Mechanical <br /> equipment will be screened and roof top color and materials will be selected to minimize glare <br /> and visual intrusion. <br /> One Site Views — Views from the new residential and other prime buildings on the site will be <br /> protected and enhanced by building design, as well as the site design considerations such as <br /> building orientation, tree type and placement, and control of streetscape lighting. Building <br /> design opportunities will maximize quality views through the organization of floor plan layout, <br /> size and location of window glazing, placement of decks,patios and courtyards. <br /> Visibility — Safety and security measures will include maximizing visibility by eliminating <br /> architectural obstructions and visual barriers in areas of safety concern. Placement, type, and <br /> illumination levels of lighting are also required to meet safety and security standards. <br /> Parking Garages- <br /> • Parking Garages are required to be part of the main building structure. They must meet <br /> all parking requirements and quantities as established by their use in accordance with all <br /> City of Everett Codes and standards. <br /> • Parking garages must be "wrapped" or screened and covered by building usable space <br /> and amenities or located within structure while keeping blocks walkable. No parking <br /> structures will be substantially visible from any street,residence, or business, except at <br /> garage entries. Ventilation openings must be covered with louvers or grills composed <br /> with the building elevation. <br /> • Safety and security measures are required in parking garages. Building design <br /> considerations for garages such as good lighting, no hiding places, surveillance, and well- <br /> defined pedestrian access through parking to elevators are all required in building <br /> garages. <br /> Canopies,Awnings,and other Overhangs— <br /> Canopies, awnings and overhangs will provide weather protection and serve to add a transitional <br /> scale to building facades. These structures should be provided at the access areas of all <br /> commercial/retail buildings. Such covers are required for main entrances of residential buildings <br /> and commercial office buildings. Canopies and awnings may project 4' to 10' over sidewalks, <br /> but stay at least 2' from the street edge.
