Section G: Building Site & Design Standards <br /> Stairs and Ramps <br /> Stairs should be minimized on retail, office and other public oriented buildings. All buildings <br /> must be accessible. Stairs will be used in some residential housing types. Where there is a <br /> choice between stairs and ramps, small ramps that meet ADA standards are preferred to provide <br /> seamless connections between buildings access ways. Stairs and ramps must be slip resistant, <br /> clearly marked, properly illuminated, and meet all codes and standards for safety. <br /> Corner Buildings- <br /> Special design considerations will be given to corner buildings at main intersections. Where <br /> possible, buildings will enhance the corner through layout and design. If possible, main <br /> entrances to the buildings will be located at the corner. <br /> Building Integrated Open Space- <br /> Building design will accommodate open space requirements per code and per these design <br /> guidelines. Courtyards, terraces, balconies, and patios must be integrated with the building <br /> architecture. See Section F Public Realm. <br /> Building Lighting <br /> • Lighting on the exterior of buildings will contribute to the character of Waterfront Place <br /> Central. As with all lighting on this site, lighting glare disturbance to residences is not <br /> allowed. <br /> • Illumination will adhere to dark sky requirements through fixture type, optics, height, and <br /> shielding. Direction of light shall be downward. <br /> • Building light design shall complement other design elements used throughout the <br /> District. <br /> • Accent lighting should be used to highlight building entrances and special architectural <br /> features. <br /> • Decorative lighting on buildings or in windows is encouraged during holidays and <br /> festivals,however, no flashing, moving or traveling lighting will be permitted. <br /> Sustainability <br /> Sustainable building design is strongly encouraged. As with a building's site design, LEED <br /> certification or its equivalent provides an excellent methodology and goal for incorporating green <br /> building principles into a project. LEED (Leadership in Energy and Environmental Design) <br /> Green Building Rating System® is a voluntary, consensus based national standard for <br /> developing high-performance, sustainable buildings. LEED provides a complete framework for <br /> assessing building performance and meeting sustainability goals. Based on well-founded <br /> scientific standards LEED emphasizes state of the art strategies for sustainable site development, <br /> water savings, energy efficiency, materials selection, and indoor air quality. <br /> 2014 Waterfront Place Central Supplemental Design Guidelines -92- <br />
