Section H: Building Type Character and Quality <br /> The following guidelines cover specific guideline standards for each building type. Each <br /> building type at Waterfront Place Central will have certain standard characteristics that are <br /> specific to its use and location. The most unique characteristics and qualities of each building <br /> type are elaborated upon in the section which follows—Building Type Characteristics. <br /> Building Types by District <br /> Fisherman's Harbor—Building types in Fisherman's Harbor include the following: <br /> • Retail (Sale of goods and merchandise), including seafood venders. <br /> • Small businesses and professional practices office predominantly consolidated alongside <br /> and above retail. If independent office buildings are developed, they will also follow <br /> these guidelines. <br /> • Mixed Use (Ground floor retail with residential flats and/or office on the upper floors <br /> • Live/Work(Combination of residential with studio or office space) <br /> • Restaurants with outdoor and indoor seating. <br /> • Larger highway-oriented retail, with a limited number of low-traffic volume drive thru <br /> inside of parking garages, where the flow of pedestrians and streetscapes are not <br /> inhibited. <br /> The Esplanade—Buildings in the Esplanade include: <br /> • Hotels (With potential Conference facilities) <br /> • Restaurants <br /> • Spas <br /> • Marina service facilities <br /> Millwright District—Building types in Millwright include small and large office, services retail, <br /> retail production, upper story office and housing, and neighborhood cafés and restaurants. Same <br /> production uses of craft and boutique manufactures where they also operate a portion of their <br /> space as retail and storage. <br /> Craftsman District—Building types in the Craftsman District include the following: <br /> • Boat wash and storage <br /> • Retail (Sale of boats and boat related products) <br /> • Office (including maritime businesses consolidated within light industrial and retail <br /> commercial buildings) including Port administration/maintenance offices <br /> • Light Industrial (Marine services buildings related to boat repair and servicing) <br /> • Restaurants <br /> Wharfs Edge —This district contains multifamily residential and potentially some mixed-use <br /> building types including the following: <br /> • Mixed Use with neighborhood retail, office, or residential on the ground floor and <br /> residential flats or offices on the upper floors <br /> • Live-work homes <br /> • Residential Flats of multiple stories (condominiums, apartments) <br /> • Townhouses, some of which may be integrated with residential lofts <br /> • Lofts which may be mixed with flats or built in a town-house configuration <br /> 2014 Waterfront Place Central Supplemental Design Guidelines -99- <br />
