The project site is situated on flat ground and is bounded to the east by existing <br />developed residential property and to the west by Wetmore Ave., to the south by Jackson <br />Ave. and to the north by an alley The project site is currently occupied by single-family <br />residence and detached accessory structures. Grass -covered yard and scattered <br />landscaping plants surround the existing structures within the site. <br />The proposed development is 0.2268 acre with improvements consisting of constructing <br />one single family duplex structure with associated access driveway, utilities and <br />landscaping. <br />The development of this project will occur in one phase. Developed impervious/pervious <br />areas will be 0.10 acre and 0.1268 acre, respectively. <br />The upstream site area consists of developed single-family homes. Considering the site <br />and surrounding area topography and through field observation, there are nominal <br />amount of tributary runoff entering the site if any. No identifiable watercourses were <br />observed crossing the site. <br />Erosion control for the site will consist of filter fabric fences situated on the perimeter <br />boundary of the site and by the installation of a rock construction entrance. Catch basin <br />sediment control will be installed for all existing catch basins within the project limits <br />and downstream in the vicinity of the project. <br />2. Area of site (square feet): The project site covers 9,881 SQ.FT. (0.2268 of an acre) <br />3. Proposed area of land disturbance (square feet): 9,881 <br />4. Proposed quantity of excavation (cubic yards): 170 <br />5. Proposed quantity of fill (cubic yards): 170 <br />6. Total proposed impervious area to be constructed (square feet): 4,434 <br />7. Existing site conditions including descriptions of existing topography, existing vegetation, and <br />existing drainage: <br />The project site was developed with one single-family house and detached accessory <br />structures. Existing vegetation consists of landscaping, low brush, grass, and <br />bushes. The site is accessed from an existing alley northside of the property/project <br />site. <br />The site is generally flat with some local 2% slopes and contains no wetlands, creeks <br />or streams. The site is within a neighborhood that consists of single-family homes. <br />The project site is located within Wood Creek basin. From a field investigation and <br />from field topographic mapping it was determined that in the existing condition the <br />slopes on the site generally slope from west to southeast and stormwater currently <br />sheet flows southeast towards an existing storm drainage system on Jackson <br />2 <br />
