The project site is situated on flat ground and is bounded to the east by existing developed residential property and to the west by Wetmore Ave., to the south by Jackson Ave. and to the north by an alley The project site is currently occupied by single-family residence and detached accessory structures. Grass -covered yard and scattered landscaping plants surround the existing structures within the site. The proposed development is 0.2268 acre with improvements consisting of constructing one single family duplex structure with associated access driveway, utilities and landscaping. The development of this project will occur in one phase. Developed impervious/pervious areas will be 0.10 acre and 0.1268 acre, respectively. The upstream site area consists of developed single-family homes. Considering the site and surrounding area topography and through field observation, there are nominal amount of tributary runoff entering the site if any. No identifiable watercourses were observed crossing the site. Erosion control for the site will consist of filter fabric fences situated on the perimeter boundary of the site and by the installation of a rock construction entrance. Catch basin sediment control will be installed for all existing catch basins within the project limits and downstream in the vicinity of the project. 2. Existing vegetation consists of landscaping, low brush, grass, and bushes. The site is accessed from an existing alley northside of the property/project site. The site is generally flat with some local 2% slopes and contains no wetlands, creeks or streams. The site is within a neighborhood that consists of single-family homes. The project site is located within Wood Creek basin. From a field investigation and from field topographic mapping it was determined that in the existing condition the slopes on the site generally slope from west to southeast and stormwater currently sheet flows southeast towards an existing storm drainage system on Jackson 2
