I am the planner assigned to the land use review of this application. <br />Before proceeding with our review, Planning requires the following comments and correction items to be addressed. <br />Adult Family Home Requirements. Per our definition in EMC 19.04.050 and the state requirements outlined in <br />RCW 70.128.066. Adult Family Homes may accommodate no more than 8 residents. The proposed garage <br />conversion would add two additional bedrooms to the existing 7, thereby accommodating 9 total <br />persons. Please revise the number of bedrooms and clarify on plan set and application that the Adult Family <br />Home at 4015 Friday Ave., following any approved construction under the submitted building permit <br />application, will adhere to the maximum 8 bed capacity and serve no more than 8 residents. <br />Please note that any additional bedrooms in excess of 8 would classify the use as group housing. Per our Residential Use <br />Table, group housing serving more than 6 individuals would require a Conditional Use Permit subject to the criteria and <br />review process outlined in EMC 15.03.120. <br />Please note that the above comments do not constitute a through plan check review. These comments are only related <br />to the land use code and do not account for all possible requirements from Planning or other departmental reviewers. <br />Re -submittal instructions can be accessed here. Please submit, at minimum, two copies of any revised <br />documents/plans. This application is on hold for further Planning review until the requested revisions have been <br />received.
