9. Please provide and show on the drawings smoke alarms on the ceiling outside sleeping areas and <br /> in each room used for sleeping. Smoke alarms are required to be interconnected so that if one <br /> alarm goes off,ALL alarms go off. See IPMC Section 704.6, and IEBC section 307. <br /> 10. Please provide carbon monoxide alarms in dwelling units. See IPMC Section 705, Fire Code section <br /> 1103.9 and IEBC Section 308. <br /> 11. Please provide a more detailed description of the egress windows, including the type of window <br /> being used and the exact calculations of the open area being provided. See IBC 1031.2. <br /> 12. Some of the windows are less than 36" sill height. If operable, and the operable portion is less <br /> than 36"above the floor, opening control devices or fall prevention devices may be required. See <br /> IEBC Section 702.4. <br /> 13. Unit entry doors should be self-closing. Spring loaded hinges are acceptable. See IEBC Section <br /> 804.5.3. <br /> 14. When part of the work area, existing walls, ceilings and floors between units should be <br /> constructed as fire-resistive partitions, including 5/8" Type 'X' gypsum wallboard on both sides, <br /> fire-taped and fire-caulked at the edges. See IBC Section 708 and 721. <br /> 15. Any voids in the existing fire-resistive construction between units (floors, walls ceilings) shall be <br /> maintained with fire blocking and or mineral wool, filling the voids completely. See IFC Section <br /> 704.1. <br /> 16. Any new or existing penetrations through the walls or flors or ceilings between units should be <br /> repaired and installed to maintain fire-resistive protection. See IFC Sections 703 and 704. <br /> 17. Concealed spaces within fire-resistive construction (walls floors and ceilings between units) <br /> should be fireblocked and draftstopped. See IFC Section 707. <br /> 18. Please note that all interior and exterior structure, including stairs should be sound and secure, <br /> and will be reviewed on inspection. See IPMC Section 305. <br /> 19. Building entry stairways on the main floor, and any stairway that is part of an egress system, <br /> should have a landing equal to the width of the stairway, or 48 inches (parallel to the direction of <br /> travel). When fully open, the door should not protrude more than 7 inches into the required <br /> landing and should not be more than 7 inches below the door threshold. See IFC Sections 1010.1.4 <br /> and 1011.6. <br /> 20. All interior and exterior stairs with more than 4 risers should have a handrail and any walking <br /> surface more than 30 inches above grade or the floor shall have a guard. Please show handrails <br /> and guards meeting the dimensional requirements of IBC Section 1014, including but not limited <br /> to extensions per Section 1014.6. See also IEBC Sections 804.10, 804.12, and IPMC Section 307. <br /> 21. Ventilation shall be provided in habitable spaces by at least one operable window with minimum <br /> open area of 3.6%of the room floor area. See IPMC Section 403.1. <br /> 22. Please confirm lighting in the common areas is provided. See IPMC Section 402.2. <br /> 23. Bathrooms, Kitchen ranges and clothes drying machines shall be vented separately and directly <br /> to the exterior without penetrating common walls between units. Please show routing of the <br /> ventilation on the floor plans with a dashed line. See IPMC Section 403.2,403.4 and 403.5 <br /> 24. Combustion appliances (gas fuel) should be vented directly to the exterior. See IPMC Section <br /> 603.5. <br /> To continue review, please provide two new sets of revised construction documents reflecting the <br /> corrections requested.
