Per IRC 703.2 not fewer than one layer of water -resistive barrier shall be applied over studs <br />or sheathing with flashing as indicated in Section R703.4, in such a manner as to provide a <br />continuous water -resistive barrier behind the exterior wall veneer. Please add WRB in <br />section accordingly. Or provide a wall assembly typical profile. <br />12. Roof ventilation strategy is unclear. It could be roof jack, gable window, ridge vent, bird <br />holes and etc.. Please present calculation based on your strategy and show design intent on <br />section drawing. IRC 806.2. <br />13. Please add whole house ventilation on the floor plan. Please note CFM and is it a cont. vs <br />intermitted per IRC Table M1505.4.3 on the floor plan. And it should be no more than 1.0 <br />sone. <br />14. Gas fireplace should have ventilation. Please show vent on elevation or roof plan. Vent shall <br />follow manufacturer requirement as far as Fuel Gas Code 503.6.5 or 503.8. Please <br />dimension the location of vent on drawings where applicable. <br />15. Per energy sheet, the attic space insulation will be 49, slab is R-10 covered entire slab area. <br />Please update 2/S2 section and S4 section accordingly. R-38 is allowed for single rafter/joist <br />roof assembly which is not applicable in this project. <br />16. Per WSEC table R402.1.1, fenestration U-factor is 0.3 max, please update energy sheets <br />accordingly. <br />Structural (Reviewer: Cal Bearman, P.E.) <br />1. It appears that shear wall nailing is called for at a spacing of four inches or less. Special <br />inspections for structural wood should be called for per IBC 1705.12.2. <br />2. There does not appear to be any lateral load connection for the deck at the rear of the <br />structure. IRC R507.9.2 provides two prescriptive details for construction. Either one of <br />these details should be specified or an alternate method that is validated through <br />calculations should be specified in the drawings. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
