Your application has been received and a permit set up. However, the submitted documents are not sufficiently developed for us to perform a comprehensive review at this time. Information is attached to provide guidance. Revised construction -level documents should be submitted for review. Two complete sets of the revised drawings should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The resubmittal documents should include an itemized response letter clarifying how the review comments below have been addressed. Depending on your experience with the adopted codes and preparing documents, we recommend consulting with a design professional to assist you. Intake Review Comments: General: 1. Unpermitted work has occurred at the house that is not shown in the construction drawings, including but not limited to modifications to the roof construction and supporting load paths (e.g., walls, beams, etc.) and the new and existing decks. The drawings should be revised to show all previous unpermitted work as new work; all new work is required to comply with the current code requirements. See IRC Sections R102.7.1, R105.1, and R113.1. 2. The construction drawings should include all levels of the house. Detailed construction information is not required for areas that are not included in the proposed scope -of -work. At a minimum, the plans should show the walls, doors, egress routes, windows including egress windows, smoke and CO alarms, and use of each room. See IRC Section R106.1.1. Architectural: 3. The Main Floor walls appear to impact the head clearance for the stairs. The conditions at the stairs should be shown in the drawings. See IRC Section R311.7. 4. The project includes exposing the exterior envelope cavities for the entire building. The building is required to be insulated per WSEC Section R503.1.1. Where required, insulation complying with current code should be provided per Table R402.1.1. Attics should be provided with ventilation baffles per Section R402.2.3.
