5. The project includes replacement of the existing windows and exterior doors. The required thermal <br />ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br />6. The bathrooms and kitchen should specify exhaust fans including the minimum required performance <br />rates per IRC Table M1505.4.4(1). <br />7. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC Section <br />R402.2.3. Include a calculation for the minimum required ventilation area in the drawings. The vents <br />should be equally distributed between the roof eaves and ridge, and around the building perimeter. <br />8. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is required in <br />the garage per Section R314.2.3. The locations of all alarms should be shown on the plans. A note should <br />be included requiring the alarms to be hardwired, interconnected, and provided with back-up battery <br />power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br />9. The bedrooms should have emergency egress openings. The minimum opening dimensions and area, and <br />maximum bottom sill opening height of the floor, should be specified. See IRC Section R310. <br />Structural: <br />10. The proposed project includes structural work. Structural drawing should be submitted that include <br />framing and foundation plans, sections, details, construction schedules, fastening schedules, materials <br />requirements, general notes, special inspection requirements, etc. Reframing includes but is not limited to <br />the roof (existing framing not sufficient for new spans with existing intermediate supports), exterior wall <br />openings to install new windows, and attic floor for new openings and to support minimum loads per IRC <br />Table 301.5. The drawings should substantiate compliance with the prescriptive requirements of the <br />IRC. See IRC Sections R106.1.1 and R301.1. <br />11. The project may involve structural modifications that do not comply with the prescriptive limitations of the <br />IRC. Where a structural design is performed per Section R301.1.3, structural drawings and calculations <br />should be prepared by a professional engineer licensed in the state of Washington; the drawings and <br />calculations should bear the seal and signature of the engineer. See RCW Sections 18.43.010, 18.43.020, <br />and 18.43.070. <br />12. Details for the construction of the new walls should be included. The details should specify connections <br />for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 and R301.1. <br />13. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference to this <br />table in the drawings does not satisfy this requirement. In addition, the make and model of proprietary <br />hardware should be specified where used for connections. <br />14. Framing and foundation plans, and details, for the construction of the new deck should be included in the <br />construction drawings. The details should include construction of the guards and stairs/ramp. See IRC <br />Maus", C%71M <br />15. The construction drawings should specify coating cuts, notches, and holes in preservative -treated wood <br />with a treatment complying with AWPA M4. See Section R317.1.1. <br />
