The joist spacing and spans should <br />not exceed Table R302.3.1(2) considering a minimum 40 psf live load. Joists should be based <br />on the net depth after notching for stairs. The minimum required dead load should be <br />determined by the designer and stated in the design criteria. Sistered framing is recommended <br />to control deflections for long spans; fasteners should be specified. See Sections R106.1.1 and <br />R301.1. <br />7. Framing and foundation plans, and details, for the construction of the new deck should be <br />included in the construction drawings. The details should include construction of the guards <br />and stairs/ramp. See IRC Section R507. <br />8. Details for the construction of the new walls should be included. The details should specify <br />connections for the top and bottom framing plates to the existing structure. See IRC Sections <br />R106.1.1 and R301.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
