The Main Floor Plan on Sheet 2 indicates reconstruction of the lower portion of the stairway. <br />The following comments should be addressed: <br />a. The minimum clear width for the modified portions of the stairs should be 36 inches. See <br />Section R311.7.1. <br />b. The headroom at the modified portion shall not be less than 6 feet 8 inches. A partial <br />section through the stairs should be included demonstrating compliance. <br />c. The stair rise and run should be specified in the drawings. The riser heights should be <br />consistent through the modified portion, including the winder treads. See Section R311.7.5. <br />d. The winder treads should comply with the requirements of Section R311.7.5.2.1, including <br />but not limited to the minimum tread depth of 6 inches. <br />e. The entire stairway, including the existing unmodified run, should provide at least one <br />handrail complying with Section R311.7.8. Requirements for the handrail size, height, and <br />anchorage should be included in the drawings. <br />6. Details for the guards at the stairway and deck should be provided in the drawings. Guards <br />should comply with Section R312.1 and the loading requirements of Table R301.5. The guards, <br />guard connections to the supporting structure, and supporting structural framing, should <br />comply with the loading requirements. <br />Structural <br />The proposed project includes structural work, including but not limited to modified front door <br />opening, modified Upper Floor opening for new deck, new stairs, new deck, construction of new <br />interior walls (e.g., laundry room, etc.), and removal of existing walls (e.g., lower stairway run, <br />etc.). Additional modifications may be required (e.g., removal of ceiling framing to provide the <br />minimum required stairway head clearance, etc.). Structural drawing should be submitted that <br />include framing plans, sections, details, construction schedules, fastening schedules, materials <br />requirements, general notes, special inspection requirements, etc. The drawings should <br />substantiate compliance with the prescriptive requirements of the IRC. See IRC Sections <br />R106.1.1 and R301.1. <br />2. Continuing with the previous comment, the modified load paths that do not comply with the <br />prescriptive limitations of the IRC are required to be substantiated by an engineered design per <br />IRC Section R301.1.3. Sealed and signed drawings and calculations prepared by a professional <br />engineer licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br />18.43.070. See IRC Section R301.1. <br />3. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br />to this table in the drawings does not satisfy this requirement. In addition, the make and model <br />of proprietary hardware should be specified where used for connections. <br />4. Headers should comply with IRC Section R602.7. King and jamb studs should be specified for <br />each header per Section R602.7.5. <br />5. The construction drawings should specify coating cuts, notches, and holes in preservative - <br />treated wood with a treatment complying with AWPA M4.
