Upon submittal of the revised documents,your application <br /> will be given priority and the review will recommence. <br /> General (Reviewer:Anita Chen) <br /> • Note: code sections are hyperlinked below for reference. <br /> 1. The details show three different roof attic conditions (Details 4, 5, and 6 on Sheet 4a). On sheet 5, it is <br /> unclear where the scissor trusses are being used and where the transition to the conventional trusses <br /> occur. Please clarify the location of the three truss/attic conditions. Please also indicate on plans the <br /> location of the details. Please provide ceiling heights and the location of the vaulted ceiling in plans. <br /> 2. Please remove all details not relevant to this project. <br /> 3. Please provide more information and details of the "Hearth". There is no flue in the drawings and the <br /> note suggests a wood burning fireplace. General code requirements for chimneys and fireplaces are <br /> located in Chapter 10 of the IRC and the provisions for gas fireplaces are located in Appendix G. Also, <br /> please locate vent/flue on elevations and provide appropriate clearances. <br /> Architectural (Reviewer: Anita Chen) <br /> 4. (IRC R309.1) Please slope garage floor to the main vehicle entry or to a drain. <br /> 5. (IRC R309.6.2) Please provide dedicated circuit for EV charging. <br /> 6. (IRC R310.1 and R310.2) Please provide an egress window in every sleeping room per IRC R310.1. Please <br /> provide net clear opening area and dimensions per R310.2.1 and R310.2.2. <br /> 7. (IRC R311.3) For rear sliding glass door and deck, please ensure that the height between the threshold <br /> and the deck is not greater than 7.75 inches per R311.3.2. <br /> 8. (IRC R311.7.5.1) Please provide floor height between garage floor and door threshold at the dwelling. <br /> The height should not exceed 7.75 inches. Please provide steps if required. <br /> 9. (IRC R311.7.8) Please show location of handrails in plans. Minimum one (1) per flight of stairs. <br /> Please update reference on Detail 8 on Sheet 4a. <br /> 10. (IRC R301 and IRC R312) Please includes details for the stair guardrails. Please provide guardrails capable <br /> of resisting a concentrated live load of 200 pounds. <br /> 11. (IRC R314.2.3 and R314.4.1) Please provide a heat detector or heat alarm at a central location in the <br /> garage. Please interconnect the heat detector or heat alarm to the other smoke alarms per R314.4.1. <br /> 12. (IRC R315) Carbon monoxide alarms: <br /> a) (IRC R315.3) Please provide a carbon monoxide alarm on each floor. <br /> b) (IRC R315.5) Carbon monoxide alarms should be interconnected. As an option, carbon monoxide <br /> alarms may be wirelessly interconnected with a UL 2034 listed wireless alarm where all alarms will <br /> sound if one alarm is activated. <br /> c) (IRC R315.6) Please provide electrically hardwired carbon monoxide alarms with a battery backup. <br /> 13. (IRC R317.1.1) Where pressure-treated wood is used, please show that all field cut ends, notches and <br /> drilled holes will be treated in the field per AWPA M4. <br /> 14. (IRC R408.2) Please provide a crawl space ventilation calculation. Please evenly space openings. <br /> Openings should be on each side if possible. One side is allowed to not have openings. Please provide <br /> size of openings the corelate with the previously mentioned calculations. <br /> 15. (IRC R806.2) Please provide roof ventilation calculation. Please provide appropriate number, size and <br /> location of vents in plan. <br /> 16.
