Mr. Todd Shultz <br />Nelson <br />Plan Check Number: B2011-018, First Building Review <br />February 10, 2021 <br />Architectural <br />The building requires a minimum of two exits per IBC Table 1006.3.2(2). The following <br />comments should be addressed: <br />a. Interior and exterior egress lighting is required per Sections 1008.3. Lighting locations <br />should be specified on the plans. <br />b. The lighting should be provided with a minimum 90-minute emergency power supply. The <br />duration and source of the power supply should be stated on the plans. <br />2. The following comments should be addressed for the exits signs in the First Floor Egress Plan <br />on Sheet AN-1: <br />a. The plan should specify both high and low exit signs. See IBC Section 1013.1. <br />b. The emergency power requirement should state the required power source and specify a <br />minimum 90-minute duration. See IBC Section 1013.6.2. <br />The following comments should be addressed for the Door Plan 3/A0.4: <br />a. The minimum 18-inch side clearance should be dimensioned. <br />b. The plan appears to show that a ramp may begin within 5 feet of the building face. Ramps <br />are required to include a minimum 5-foot landing at doors. The landing may overlap with <br />the maneuvering clearance, but not the door swing. The plan should show a minimum 5- <br />foot clearance from the end of the door in its fully -open position to the start of ramps. See <br />IBC Section 1101.2 and ICC 117.1-09 Section 405.7.5. <br />4. Sheet AN-0 states that the component performance method of WSEC-15 Section C402.1.5 was <br />used, and specifies a minimum thermal rating for the roll -up doors of R=17.5. However, Sheet <br />AN-0 indicates the thermal rating should not exceed U=0.057. The stated R-value appears to <br />be the inverse of the calculated U-value. This relationship is generally not correct for composite <br />systems. Documentation should be submitted substantiating doors rated at R=17.5 will have a <br />maximum rating of U=0.057. Alternatively, Sheet AN-0 may be revised to require a maximum <br />rating of U=0.057, or the calculation may be revised. <br />Structural <br />Structural and geotechnical special inspections are required for this project. A statement on <br />special inspections is provided in the "Statement of Special Inspections" section of the General <br />Notes on Sheet S1.0. The statement should include a table listing each type of special <br />inspection and should specify the extent of each inspection (e.g., continuous, periodic) per IBC <br />Section 1704.3.1. The table should include special requirements for seismic and wind resisting <br />systems as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. See IBC <br />Sections 107.1, 1704.2.3 and 1704.3. <br />2. The Roof Framing Plan on Sheet S2.1 appears to indicate unspecified wide -flange drag struts at <br />multiple locations, including but not limited to Grids L, 2, and 7.
