Mr. Todd Shultz <br />Nelson <br />Plan Check Number: B2011-018, First Building Review <br />February 10, 2021 <br />Detail P/S5.0 appears to indicate that the roof trusses provide the out -of -plane support for the <br />concrete walls and references Sheet S3.1. The required loading on this sheet should be <br />clarified. See IBC Sections 107.2.1 and 1603.1.8. <br />4. The Roof Framing Plan on Sheet S2.1 appears to specify out -of -plane support for the concrete <br />walls per Detail A/S5.0 at multiple locations, including but not limited to Grids 1, 1.5, 7.5, 8, M, <br />M.5, and P. Detail A appears to rely on a connection that will induce cross -grain bending in the <br />ledger, which is not permitted per IBC Section 1613.1 and ASCE 7-10 Section 12.11.2.2.3. The <br />connection should be revised. Calculations substantiating the connection should be submitted <br />for review. See IBC Section 1604.1. <br />The diaphragms should be provided with continuous cross -ties across the building diaphragm <br />per IBC Section 1613.5.1. The typical connection shown in Detail E/S5.0 for the abutting <br />trusses does not appear to include a connection. The design should be revised. The spacing of <br />the cross -ties should be specified. <br />Continuing with the previous comment, the cross -ties are required to develop the cumulative <br />shear loading from the subdiaphragms at the building perimeter and distribute it into the roof <br />diaphragm. Axial loads for the trusses designated as part of the cross -ties should be specified. <br />Alternatively, all trusses supporting the exterior walls should be interconnected for a minimum <br />diaphragm ratio of 2.5:1. See IBC Sections 1603.1.8 and 1613.5.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
