12. The Foundation Plan and the Proposed Basement Floor Plan both show a foundation vent between <br />the powder room and the crawl space. Please correct plans. <br />13. Please update the "Architectural Notes" sheet to reflect the current code for the "Whole House <br />Ventilation" requirements. The Washington State Ventilation and Indoor Air Quality (VIAQ) code is <br />no longer in existence. <br />14. The whole house fan shall be rated at 1.0 sone. Please revise notes on Sheet A2. <br />15. The section drawing S2 on sheet A10 shows the stairs framed against the concrete stairs. R-21 <br />insulation is required when insulation is on the interior (heated) side of the concrete wall. Please <br />correct. <br />16. The "Framing Notes" on sheet A7 do not match the references on the 2"d Floor Framing Plan. Please <br />correct. <br />17. The 2"d Floor Framing & Plan Notes on sheet A7 shows "Wall Detail (XX)" in several locations, but <br />there are no Wall Details included with the plans. P[lease provide wall details or remove reference <br />from the plans. <br />18. Specify which whole house ventilation system per section M1507.3.3 of the IRC you are using. <br />Please put the requirements of the section chosen (M1507.3.4, M1507.3.5, M1507.3.6 or <br />M1507.3.7) on the plans, do not simply reference the code section. <br />19. Specify interior and exterior stair construction. Show stringer size, species and grade (P.T. at <br />exterior). Show stringer to floor connection. <br />20. The interior stair detail shows the guard height at 31 inches above the tread nosing. Please correct. <br />In orderfor the processing of your application to continue, it will be necessary to provide the Building Division <br />with two new sets of revised construction documents reflecting the corrections requested (or you may choose <br />to slip -sheet revised pages into the plan sets). Please include a response letter which indicates how the <br />corrections were resolved. <br />All codes cited refer to the 2015 International Building Code (IBC), 2015 International Residential Code (IRC), <br />and/or the 2015 Washington State Residential Energy Code (WSEC), as amended by the State of Washington <br />and adopted by the City of Everett. <br />These comments address building issues only. Additional revisions or additions may be required by other <br />departments (such as Utilities, Traffic, Planning or Fire).
