The project includes a two-story addition on the east side, including a portion that was <br />previously constructed without permits. The construction drawings should be revised to show <br />the complete construction of this addition. It is noted that the design appears intended to <br />comply with the IBC. Framing plans should be included specify the size and spacing of roof and <br />floor framing, floor and roof sheathing, beams, headers, shear wall construction, and holdowns. <br />Details clarifying the construction should be provided. A detail for the typical wall framing <br />construction, including king and jack studs, should be included. Calculations substantiating the <br />design should be submitted for review. See IBC Sections 1603.1, 1604.1, 1604.2, and 1604.4. <br />3. The minimum fastening requirements for the wood framing should be specified. See IBC Table <br />2304.10.1. A schedule should be provided listing the type of connections, and the type and <br />number of fasteners for each connection. The list should include but is not limited to: <br />a. <br />b. <br />C. <br />d. <br />e. <br />f. <br />9• <br />h. <br />Wall studs to top and bottom plates. <br />Wall corners. <br />King and jack studs. <br />Header to supporting framing (e.g., king and jack studs). <br />Built-up headers. <br />Top plate splices. <br />Roof sheathing. <br />Roof framing (i.e., 2x4 outriggers per Section 1/A304). <br />i. Roof trusses to wall framing. <br />j. Roof edge nailing. <br />k. Truss blocking at wall supports. <br />4. The new living space includes retaining an existing retaining wall. The construction of this wall <br />is not clear and likely has not been designed for the imposed soil and building loads. Details for <br />the wall construction should be included. Calculations substantiating the design should be <br />provided. Alternatively, the wall should be demolished and a new foundation wall constructed. <br />See IBC Sections 1603.1, 1604.1, 1604.4, 1610.1, and 1803.5.12(1). <br />5. The Shear Wall Schedule on Sheet S3.0 states that holdowns are not required. Calculations <br />substantiating that holdowns are not required should be submitted for review. Where holdowns <br />are required, the design should include the overstrength factor applied to the earthquake <br />component per ACI 318-14 Section 17.2.3.4.3. The design should use the load combinations of <br />ASCE 7-10 Section 12.4.3.2. The overstrength factor should apply not be applied to the net <br />uplift force. Calculations substantiating the design of the holdowns should be submitted for <br />review. See IBC Sections 1604.1, 1613.1, and 1901.2, and ACI 318-14 Sections 17.2.3.3 and <br />17.2.3.4.2. <br />6. Calculations should be submitted for review substantiating that the shear wall sill plate anchors <br />comply with the design loading per ACI 318-14 Section 17.2.3.5.3, including overstrength. <br />Alternatively, documentation should be submitted substantiating that the existing anchors <br />comply with amendments to ACI Section 17.2.3 per IBC Section 1905.1.8.
