The details for the foundation walls and slab -on -grade do not show the required insulation and thermal breaks, and should be revised. The wall between the new living space in the basement and the unfinished storage area also requires insulation. See WSEC Table R402.1.1. 11. The "Energy Measures" section of Sheet A0.1 lists 0.5 energy efficiency credits for a 500 SF addition per WSEC Section R406. The addition includes the unpermitted main floor area (i.e., Bedroom 4) for a total area of approximately 600 SF. A minimum of 1.5 credits are required for the project. Additional credits should be specified. 12. The smoke alarms should be interconnected per Section R314.5. 13. Provide a whole house ventilation system complying with See IRC Section M1507.3. The drawings should state compliance with one of the systems specified in Sections M1507.3.4 through M1507.3.7; the requirements for the selected system should be specified in the plans. See IRC Section R303.4 (WAC). Where an exhaust fan is required, the location and exhaust rate should be specified in the plans. 14. The location and type of heating system per IRC Section R303.9 (WAC). Gas appliances are prohibited in the locations specified in Section G2406. Use of space heaters and wood stoves are not permitted as the primary heating system. Solid fuel devices (e.g., wood stoves) should comply with IRC Section R303.9.3 (WAC). 15. The building should be provided with a system supply hot water per IRC Section R306.4. The location and type of system should be specified in the drawings. Seismic restraints should be specified for tank water heaters per IRC Section M1307.2. 16. The architectural drawings include structural information that duplicates or differs from information provided in the structural drawings. A note shall be provided on all sheets stating: "The architectural drawings include structural information that is duplicated by the structural drawings. Where discrepancies occur, the structural drawings shall control the structural work to be performed." Alternatively, structural requirements should be removed from the architectural drawings.
