The revised construction drawings include structural work that does not comply with the <br />prescriptive requirements of the IRC. Structural calculations substantiating should be provided <br />for work that requires an engineered design. The construction drawings should be sealed and <br />signed by an engineer licensed in the state of Washington. Structural Comment 2 addresses <br />the new foundation wall; other conditions should be addressed by the design team as required. <br />See Sections R106.1 and R301.1.3, and RCW Sections 18.43.010, 18.43.020, and 18.43.070. <br />2. Foundation Plan 1/51.0 and the "Slab -On -Grade Foundation" detail on Sheet A4.1 appear to <br />show a cantilever retaining wall for use on the east, north, and south sides of the building. The <br />retained soil height on these sides exceeds 6 feet and requires structural design including <br />seismic surcharge pressure per IBC Section 1803.5.12 Item 1. Hydrostatic and live surcharge <br />pressures should be applied concurrently with active and seismic pressures per the load <br />combinations of Section 1605.2. Calculations substantiating the design should be submitted for <br />review. See IRC Section R301.1.3 and IBC Sections 1604.1 and 1610.1. <br />3. The Roof Framing Plan shows additional framing on the existing roof construction over the east <br />end of the house. The existing ridge construction is not specified. The roof framing, including <br />supporting beams, headers, and posts, should be clarified and shown to comply with Section <br />R802. Alternatively, calculations substantiating the roof framing should be submitted for review <br />per Section R301.1.3; the calculations and drawings should be sealed and signed by a <br />professional engineered licensed in the state of Washington. <br />4. The Roof Framing Plan shows additional framing on the existing roof construction over the east <br />end of the house. The shear walls on the south side of the house should be extended to the <br />roof diaphragm. See Sections R301.1 and R301.1.3, and IBC Section 1604.4. <br />5. The "Ledger Attachment' detail for the deck on Sheet A4.1 does not appear to comply with <br />Section R507.9. The fasteners appear less than required by Table R507.9.1.3(1). The detail <br />does not appear to provide lateral fasteners. The detail should be revised. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
