The Site Plan on Sheet A1.1 shows stairs providing access to the Basement level. The followinc <br />comments should be addressed: <br />a. The stairs should be shown in the South Elevation and Basement Floor Plan on Sheets A2.1 <br />and A3.1, respectively. See Section R106.1.1. <br />b. The minimum tread length should be specified. Details for the stairs should be included. <br />See Section R311.7.5.2. <br />c. The stairs should be provided with a handrail. The handrails should be mounted on post or <br />another supporting structure that can support a minimum 200-pount load. Details for the <br />construction should be included. See Section R311.7.8 and Table R301.5. <br />d. The stairs should include a landing at the bottom per Section R311.7.6. <br />2. The Basement Floor Plan on Sheet A3.1 includes emergency egress windows for the bedrooms. <br />The following comments should be addressed: <br />a. The Master Bedroom windows is a 5-foot vertically -opening window per the South Elevation <br />on Sheet A2.1. Verify the window will provide a net 24-inch clear opening. See Section <br />R310.2.1. <br />b. The existing window in Bedroom 2 appears intended as a side -hinged window. The <br />drawings should specify that the windows opens 90-degrees to provide the required open <br />area. <br />c. The existing window in Bedroom 2 appears to have a sill height exceeding 44 inches above <br />the interior floor surface. Include a note limiting the sill height and revised the design as <br />needed. See Section R310.2.2. <br />d. The window in the Office is marked as egress. This window should be similarly specified to <br />comply with the requirements of Section R310.2. The window should comply with the <br />requirements of Section R310.2.3 if it is below the adjacent grade. <br />3. Exhaust fans are required in the basement bathrooms and kitchen. See Sections R303.4 and <br />M 1505. <br />4. The plans should specify ventilation for the crawl space per Section R408.1. The locations and <br />opening sizes should be specified in the drawings. <br />5. The plans should specify a minimum access for the crawl space per Section R408.4. <br />6. The house should be provided with smoke alarms per Section R314. The alarms should be <br />hardwired, interconnected, and provided with back-up battery power. Alarms should be <br />specified in the basement, including the room identified as an "Office". <br />7. The house appears to require carbon monoxide (CO) alarms per Section R315. Verify and <br />specify alarms as needed. <br />8.
