EVERETT 2044 <br />DEVELOPMENT REGULATIONS <br /> <br /> <br />6/17/2025 <br />DEVELOPMENT REGULATIONS <br />Page 105 <br />Table 8-6: ADU Standards 1 <br />Subject Standard <br />1) Lot Requirements: No minimum lot size required. <br />2) Number of Units Up to two ADUs per one principal dwelling unit.Lot <br />3) ADU Size: An ADU shall not exceed a gross floor area of 1,000 square <br />feet, except no maximum size for an ADU located within one <br />floor of a principal dwelling unit. <br />4) Lot Coverage: a) See applicable zone (Chapter 19.06 EMC). <br />b) An additfonal 5% of the lot’s ground area may be used <br />for up to two accessory dwelling unit(s). <br />5) Maximum Height: See Chapter 19.22 EMC. <br />6) Setbacks: See Chapter 19.06 EMC. <br />7) Parking and Vehicle <br />Access: <br />See city standards in EMC Title 13 and Chapter 19.34 EMC. <br />8) Historic Overlay: Any ADU located within an historic overlay zone, and not <br />located entfrely within an existfng principal dwelling unit, <br />must also comply with the design requirements of the <br />historic overlay and be reviewed by the city’s historical <br />commission with a recommendatfon to the planning director. <br />19.08.110 RESIDENTIAL ACCESSORY BUILDINGS. 2 <br />The following requirements apply to all buildings which are accessory to residentfal uses in the R-S, R-1, 3 <br />R-2, or R-2(A) NR or NR-C zones: 4 <br />A. Accessory buildings or uses may not be established untfl the principal dwelling or dwellings are 5 <br />constructed on the lot. 6 <br />B. Use of Accessory Buildings. 7 <br />1. Detached accessory buildings are limited to accessory uses. 8 <br />2. The following spaces are allowed within a detached accessory building: bathrooms, hobby 9 <br />rooms, home occupatfons, home offices, recreatfon rooms, or laundry rooms. The following 10 <br />rooms are not allowed in accessory buildings: bedrooms, dining rooms, or kitchens. (See EMC 11 <br />19.08.100 regarding accessory dwelling units.) 12 <br />C. General Standards.
