Where the city engineer is satfsfied that adequate street improvements exist except for 1 <br />nominal lacking of street width; 2 <br />4. Where plans for more comprehensive improvements exist which would alter the ultfmate 3 <br />improvements required to be constructed on the public right-of-way abutting the proposed 4 <br />development site; 5 <br />5. Where the existfng street and alley improvements can adequately serve the property in the 6 <br />short-term future, in accordance with the published administratfve guidelines; 7 <br />6. When existfng street and/or alley improvements are inadequate or no public street and/or 8 <br />alley improvements exist: 9 <br />a. Where ultfmate improvements are, in the opinion of the city engineer, using 10 <br />reasonable engineering judgment, not desirable, or, in the case of known plans for more 11 <br />comprehensive improvements, encompassing the public right-of-way abutting the site, 12 <br />the city engineer may allow an interim street improvement; 13 <br />b. In all other cases of inadequate improvements or no public street or alley 14 <br />improvements, street and/or alley improvements shall be required; 15 <br />7. The additfon of a residentfal garage or carport shall be exempt from requirements of this 16 <br />chapter when such constructfon is an additfon to an existfng residentfal use. 17 <br />E. All owners of propertfes shall dedicate additfonal rights-of-way as necessary to complete the 18 <br />required street improvements in accordance with city standards; provided, however, that the developer 19 <br />shall stfll be required to meet the appropriate setback requirements as well as all other applicable 20 <br />development standards. 21 <br />F. All improvements required by this chapter shall be extended as necessary to provide a smooth 22 <br />transitfon with existfng improvements, both laterally across the street and longitudinally up and down 23 <br />the street, for drainage, vehicular and pedestrian traffic. Interim street improvements are defined in the 24 <br />administratfve guidelines. 25
