MU zones—one acre; 4 <br />B. LI2 zone—twenty acres; 5 <br />C. HI zone—five acres; 6 <br />D. Residentfal zones—one acre; 7 <br />E. All other commercial or industrial zones—two acres. 8 <br />CHAPTER 19.33 – STREETS, SIDEWALKS AND PEDESTRIAN 9 <br />CIRCULATION 10 <br />19.33.010, APPLICABILITY AND USER GUIDE 11 <br />This chapter contains regulatfons concerning public sidewalks, pedestrian connectfons to public 12 <br />sidewalks, and internal pedestrian circulatfon within private property. It is intended to supplement the 13 <br />standards in EMC Title 13, Streets and Sidewalks, and the city’s design and constructfon standards and 14 <br />specificatfons (DCSS). Detailed specificatfons and standard drawings for public streets and private access 15 <br />drives may be found in the DCSS. Where there is a conflict, the most restrictfve regulatfons shall prevail. 16 <br />19.33.020, STREET DESIGNATIONS 17 <br />The designatfons established herein serve as a basis for applicatfon of development standards in the land 18 <br />use code. They are not to be confused with the functfonal street classificatfon system used by the city, 19 <br />state and federal government for transportatfon planning. 20 <br />A. Street Type Designatfons Map. Streets within Everett may have one of four street types designated: 21 <br />transit oriented development street (TOD), pedestrian street, connector street and residentfal mixed-use 22 <br />corridor. All other streets are considered undesignated. These street types functfon as a design and use 23 <br />overlay. For example, some uses may be prohibited outright along TOD or pedestrian streets, or the use 24 <br />may be prohibited on the ground floor of a building. Sidewalk, window transparency and other design 25 <br />standards may also be different based on the street designatfon. Use restrictfons by street type are 26 <br />included in Chapter 19.05 EMC. Please refer to Chapter 19.1219.09 EMC for additfonal development 27 <br />standards for these street types. 28
