To promote high quality, pedestrian friendly developments with attractfve 1 <br />streetscapes and public amenitfes. 2 <br />1. Mixed UrbanUse (4 Floors). The purpose of the Mixed UrbanUse (4 Floors) zone is to provide 3 <br />for low-scale residentfal and commercial development in buildings up to four floors. 4 <br />2. Mixed Use Urban (7 Floors). The purpose of the Mixed Use Urban (7 Floors) zone is to provide 5 <br />for medium-scale residentfal and commercial development in buildings up to seven floors. 6 <br />3. Mixed Use Urban (15 Floors). The purpose of the Mixed Use Urban (15 Floors) zone is to 7 <br />provide for intensive mixed-use development along transit corridors and around high-capacity 8 <br />transit statfons in buildings up to fifteen floors. 9 <br />4. Mixed Use Urban (25 Floors-Center City). The purpose of the Mixed Use Urban (25 Floors-10 <br />Center City) zone is to reinforce and enhance the downtown center city that provides local and 11 <br />regional service, retail, entertainment, civic and public uses as well as a variety of urban housing 12 <br />choices in buildings up to twenty-five floors. 13 <br />D. Industrial Zones. 14 <br />1. Zone Light Industrial-Mixed Use 1 (LI1-MU). The purpose of the light industrial 1 Light 15 <br />Industrial-Mixed Use (LI-MU1) zone is to accommodate a diverse range of uses, including 16 <br />support existfng light industrial and manufacturing uses while providing opportunitfes for the 17 <br />additfon of commercial , with additfonal opportunitfes for and residentfal uses. 18 <br />2. Zone Light Industrial 2 (LI2). The purpose of the light industrial (LI2) zone is to support 19 <br />industrial development and uses and those that are highly complementary, prohibit 20 <br />incompatfble uses, concentrate employment, and mitfgate adverse impacts on adjacent 21 <br />residentfal zones.: 22 <br />a. Provide for and protect areas for high quality campus style office and industrial park 23 <br />development on large parcels of land; 24 <br />b. Establish standards which promote a high level of aesthetfc amenitfes such as view, 25 <br />open space, natfve vegetatfon, landscaping, unusual natural site features and quality 26 <br />architectural design; 27 <br />c. Protect and buffer adjacent residentfal uses from the incompatfble aspects of office 28 <br />and industrial park development; 29 <br />d. Allow for only those uses which are able to comply with the development 30 <br />requirements and performance criteria which assure compatfbility with surrounding 31 <br />uses; and 32 <br />e. To provide areas for development of high-quality single or multfple tenant business 33 <br />parks which offer opportunitfes for a wide variety of nonretail business to locate in small 34 <br />to medium office and warehouse spaces. 35 <br />3. Heavy Industrial (HI). The purpose of the heavy manufacturing industrial zone is to provide for and 36 <br />protect certain areas of the city for heavy manufacturing uses.
