Trees shall be maintained in accordance with the standards established in EMC 19.35.170. 1 <br />D. Except where a greater landscape width and more substantfal landscape type is required by Table 35-2 <br />2, where outdoor display areas and off-street parking facilitfes for office, commercial or industrial uses 3 <br />with more than twenty parking spaces abut neighborhood residentfal zones, they shall be separated 4 <br />therefrom by a ten-foot-wide landscape strip planted with Type I landscaping. The landscape 5 <br />requirement may be reduced to five feet in width and planted with Type II landscaping if a six-foot-high 6 <br />screening fence constructed of wood, masonry or a combinatfon of wood and masonry is erected on the 7 <br />property line between the residentfal zone and the outdoor display area of off-street parking facility. 8 <br />E. Where off-street parking facilitfes for multfple-family uses are located adjacent to single-family zones 9 <br />(R-S, R-1, R-2, R-2(A) and AG), they shall be separated therefrom by a fifteen-foot-wide strip landscaped 10 <br />to Type I or Type II standards. The landscape strip may be reduced to ten feet if a six-foot-high solid 11 <br />screening fence constructed of wood, masonry or combinatfon of wood and masonry is erected on the 12 <br />property line between the multfple-family use and the single-family zone and Type I landscaping is 13 <br />provided. Separatfon between parking areas for multfple-family uses and adjoining multfple-family zoned 14 <br />propertfes shall be as provided in this chapter. 15 <br />F. All plantfng areas bordering driveways and parking areas shall be protected therefrom by curbing, 16 <br />wheelstops or other similar protectfve devices, except as necessary to accommodate low impact 17 <br />development stormwater management facilitfes. Such protectfve devices shall be shown on landscape 18 <br />plans. 19 <br />G. Parking in structures visible from a public street, alley and/or adjacent propertfes must include 20 <br />evergreen landscaping and/or architectural and artfstfc treatment to screen the parking, break up the 21 <br />massing of the structure, and add visual interest. Plantfngs should include planters, planter boxes, and 22 <br />trellis structures. Ground floor parking visible from public right-of-way or propertfes zoned to allow 23 <br />residentfal use shall include architectural/artfstfc screening a minimum of three feet high or evergreen 24 <br />landscape screening a minimum of three two feet high at maturity. Deciduous trees and shrubs may be 25 <br />mixed with evergreen landscape screening, but at least seventy percent of the landscaping must be 26 <br />evergreen. 27
