Each building blank wall that exceeds 100’ horizontal shall be surrounded by fifteen ten feet 1 <br />of landscaping, except for loading areas, access to buildings and pedestrian walkways up to five 2 <br />feet in width. Landscaping within this area shall consist of: 3 <br />a. A mix of evergreen and deciduous trees and shrubs, with lawn or hardy ground cover 4 <br />which will cover seventy-five percent of the landscape area within two years of plantfng. 5 <br />b. Trees shall be planted at a density of three per one thousand square feet of 6 <br />landscape area. Evergreen trees shall be a minimum of six feet tall at the tfme of 7 <br />plantfng and deciduous trees a minimum diameter of one and one-half inches, 8 <br />measured at six inches above the ground. 9 <br />B. HI Zone—Central Waterfront Planning Area (CWPA). Said landscape strip shall be planted to Type II standards, unless the use is 17 <br />otherwise required to provide more substantfal landscaping by other sectfons of this tftle. Low impact 18 <br />development facilitfes under EMC 19.35.130(E) are allowed and encouraged as part of landscaping under 19 <br />this sectfon. 20 <br /> 21
