Locatfon of bus stops and paratransit loading/unloading areas on and adjacent to the site; 1 <br />11. A descriptfon of how the plan avoids conflicts with locatfons of trees and shrubs related to 2 <br />bumper overhangs in parking areas, vehicle sight distance, parking lot lightfng, signs, adjacent 3 <br />bus stops, and other site features, such as artwork. This may be included in a separate 4 <br />document; 5 <br />12. Specificatfons for plantfng areas, including soil quality or compositfon and depth, 6 <br />amendments, and mulch. When applicable, soil specificatfons must provide soil/growing 7 <br />conditfons equal to or better than those required in the city’s current stormwater management 8 <br />manual, and must be included on both the civil and landscaping plans. Sufficient soil must be 9 <br />provided to enable growth of trees to maturity. Structural solutfons may be required when 10 <br />necessary to support trees in small plantfng areas; 11 <br />13. Cross-sectfon drawings for any landscape areas that incorporate low impact development 12 <br />stormwater facilitfes; 13 <br />14. Maintenance and plant replacement schedules when required landscaping is provided in 14 <br />containers, such as when the locatfon of underground utflitfes prevents the installatfon of required street 15 <br />trees. 16 <br />19.35.150, IRRIGATION PLAN REQUIREMENTS. 17 <br />A. All landscape areas shall be provided with an irrigatfon system. The planning director may waive the 18 <br />requirement for an irrigatfon system when existfng mature vegetatfon would be harmed by installatfon of 19 <br />an irrigatfon system for that portfon of the required landscape area where the mature vegetatfon is 20 <br />located. The planning director may also waive irrigatfon requirements for all or portfons of a site through 21 <br />the modificatfon process in EMC 19.35.190 when the applicant commits to ensuring the full 22 <br />establishment of plantfngs that do not need irrigatfon at maturity, or will otherwise be watered during 23 <br />low rainfall conditfons. When approving a modificatfon, the planning director may require a five-year 24 <br />maintenance assurance device. 25 <br />B. Except for residentfal projects with two or fewer units, irrigatfon plans shall be prepared and 26 <br />approved by either a Washington State licensed landscape architect or an irrigatfon associatfon certffied 27 <br />irrigatfon designer. 28 <br />C. Irrigatfon plans must include: 29 <br />1. Method of irrigatfon of required landscape areas and schematfc of irrigatfon system; 30 <br />2. Backflow preventfon device; and 31 <br />3. Service locatfon. Irrigatfon plans and equipment are encouraged to include rain shut off 32 <br />devices and evapotranspiratfon based schedules. 33 <br />D. Irrigatfon systems shall not be located within public right-of-way unless approved by the public works 34 <br />department. 35
