EVERETT 2044 <br />DEVELOPMENT REGULATIONS <br /> <br />6/17/2025 <br />DEVELOPMENT REGULATIONS <br />Page 31 <br />“Facilitfes for Cooking” (“Kitchen”) means any room(s) used, or designed to be used, for cooking or the 1 <br />preparatfon of food, and having provisions available for any of the following: an installed gas or electric 2 <br />oven, stove, or range (microwave is not considered a range or oven); a kitchen sink (hand sinks or utflity 3 <br />sinks are not to be considered kitchen sinks); a dishwasher; or plumbing or standpipes for equipment 4 <br />and facilitfes normally found in a kitchen. Home occupatfon food processing plants licensed under RCW 5 <br />69.07 and cottage food operatfons licensed under RCW 69.22 are not considered “facilitfes for cooking” 6 <br />for the purpose of defining a dwelling. 7 <br />“Fence” means a manmade barrier erected to enclose, screen or separate areas of land. 8 <br />“Frontage” means the area between (and/or on) a building facade and the public right-of-way or the 9 <br />pavement of a public sidewalk. 10 <br />“Garage” means an accessory building constructed of at least three walls, designed or used for the 11 <br />shelter or storage of vehicles owned or operated by the occupants of the principal building. 12 <br />“Garage, private attached” means a portfon of the principal building which is attached by a common wall 13 <br />or substantfal roof structure to the principal dwelling designed or used for the storage or shelter of 14 <br />vehicles owned or operated by the occupants of the principal building. 15 <br />“Green roof” means an engineered roofing system that allows for the propagatfon of rooftop vegetatfon 16 <br />while maintaining the integrity of the underlying roof structure and membrane. 17 <br />“Lot” means an area of land established by plat, subdivision or as otherwise permitted by law to be 18 <br />used, developed or built upon in accordance with the provisions of the Unified Development Code. 19 <br />“Lot, corner” means a lot located at the junctfon of and frontfng on two or more intersectfng streets. 20 <br />“Lot, interior” means any lot which is not a corner lot. 21 <br />“Lot line” means a line of record that divides one lot from another lot or from a public or private street 22 <br />or alley. 23 <br />“Lot line, front” means the lot line dividing a lot from the street. On a corner lot, only the shorter lot 24 <br />frontage shall be considered as the front lot line. On a panhandle or through (double-frontfng) lot, the 25 <br />front lot line and setbacks shall be determined during the subdivision approval process, or, if not 26 <br />determined during subdivision review, shall be determined by the planning director. 27 <br />“Lot line, rear” means the lot line opposite and most distant from the front lot line. In the case of 28 <br />triangular or other irregularly shaped lots, an imaginary line ten feet in length located entfrely within the 29 <br />lot, parallel to and at a maximum distance from the front lot line. 30 <br />“Lot line, side” means any lot line which is not a front or rear lot line. 31 <br />“Lot, panhandle” means a lot with access provided to the bulk of the lot by means of a narrow strip of 32 <br />land which does not meet the full frontage or width requirements of this tftle. 33 <br />“Lot, substandard” means a lot that does not meet minimum lot area and/or dimensional (lot width, lot 34 <br />depth and/or lot frontage) requirements of this tftle. 35
