EVERETT 2044 <br />DEVELOPMENT REGULATIONS <br /> <br />6/17/2025 <br />DEVELOPMENT REGULATIONS <br />Page 32 <br />“Manufactured home,” “mobile home,” “mobile home park subdivision,” “manufactured housing 1 <br />subdivision,” “mobile home park,” “manufactured housing community” or “manufactured/mobile home 2 <br />community” has the same meaning as set forth in RCW 59.20.030. “Designated manufactured home” or 3 <br />“new manufactured home” has the same meaning as set forth in RCW 35.63.160. 4 <br />“Marquee” means a permanent roof-like structure or canopy of rigid material supported by and 5 <br />extending from the facade of a building. 6 <br />“Open space” means land area not covered by buildings, roads, driveway and parking areas, or outdoor 7 <br />storage areas, including, but not limited to, landscape areas, gardens, woodlands, walkways, courtyards 8 <br />or lawns, and outdoor recreatfon areas. Except as otherwise provided by this tftle, open space includes 9 <br />setback areas that meet the requirements defined in this tftle. 10 <br />“Open space, common” means private open space provided within a development which is provided for, 11 <br />and which is permanently accessible to, all residents/tenants of the development. 12 <br />“Open space, private” means a small parcel of land or outside area (deck, lanai, patfo) immediately 13 <br />adjacent to an individual dwelling unit maintained by and for its residents and reserved exclusively for 14 <br />their use. 15 <br />“Open space, public” means an area that is visible and accessible to the public, but may be designed for 16 <br />the use and enjoyment of the development. 17 <br />“Plat” is a map or representatfon of a subdivision, showing thereon the division of a tract or parcel of 18 <br />land into lots, blocks, streets and alleys, or other divisions and dedicatfons. 19 <br />“Plat, final” is the final drawing of the subdivision and dedicatfon prepared for filing for record with the 20 <br />county auditor and containing all elements and requirements set forth in this chapter and in local 21 <br />regulatfons adopted under this chapter. 22 <br />“Plat, preliminary” is a neat and approximate drawing of a proposed subdivision showing the general 23 <br />layout of streets and alleys, lots, blocks, and other elements of a subdivision consistent with the 24 <br />requirements of this chapter. The preliminary plat shall be the basis for the approval or disapproval of 25 <br />the general layout of a subdivision. 26 <br />“Porch” means a roofed shelter, usually open at the sides, which shall be open on three sides, projectfng 27 <br />from the face of a building and used to protect the entrance to a building; a carport is not considered a 28 <br />porch. 29 <br />“Shared yard” means a portfon of a development held in common and/or single ownership, not reserved 30 <br />for the exclusive use or benefit of an individual tenant or owner, and is available for use by all persons 31 <br />who reside or work in the building or on the lot. Excludes the following: 32 <br />1. Required front setbacks; 33 <br />2. Areas devoted to parking, driveways, and maneuvering areas; 34 <br />3. Open space at grade less than 10 feet in its minimum dimension; 35 <br />“Short plat” is the map or representatfon of a short subdivision. 36
