Other uses not listed above if determined through the review process to be compatfble 11 <br />with surrounding propertfes and the immediate vicinity. 12 <br />E. Review Criteria. The following criteria shall be used as the basis for determining compatfbility with 13 <br />surrounding uses and approving, denying, or conditfonally approving a request to allow the adaptfve 14 <br />reuse of a nonresidentfal building in a residentfal zone: 15 <br />1. Evaluatfon criteria set forth in EMC 15.03.100. 16 <br />2. The adaptfve reuse would promote or aid in the preservatfon or rehabilitatfon of the primary 17 <br />building. 18 <br />3. No significant adverse impacts to public safety. 19 <br />4. Compliance with building and fire codes. 20 <br />5. Hours of the day of proposed use or actfvity. 21 <br />6. Proposed management and operatfonal procedures to minimize and mitfgate potentfal impacts. 22 <br />7. Expansions to the primary building shall not exceed ten percent of the existfng footprint or five 23 <br />hundred square feet, whichever is greater, and will not detrimentally affect the outside character of the 24 <br />building. 25 <br />8. Other factors not specified herein that would create adverse impacts to the immediate vicinity. 26 <br />9. Any proposal that would adversely affect propertfes in the immediate vicinity shall be denied. The 27 <br />city shall retain the right to revoke a permit issued under this sectfon that fails to comply with any 28 <br />conditfons of approval of said permit, or which operates in a manner inconsistent with representatfons 29 <br />made in the applicatfon, pursuant to Chapter 1.20 EMC. 30
