Front Porch and Main Entrance. Dwellings must meet the front porch and entrance 2 <br />requirements set forth in EMC 19.08.050. 3 <br />4. See EMC 19.08.060 for garage requirements. 4 <br />5. New dwelling units that include any façade within thirty feet of a public street must face the street, 8 <br />which means including a street-facing dwelling unit façade that includes one of the front porch or 9 <br />entrance types in EMC 19.08.050 facing the public street for each individual dwelling or shared building 10 <br />entry. 11 <br />B. Building separatfon (clear space between buildings): per building code or as necessary for path. 12 <br />C. Shared yards and private yards. New dwelling units permitted under this Chapter must have direct 13 <br />access to either a private yard or a shared yard. Direct access means available at all tfmes for use by a 14 <br />resident of the associated dwelling unit and accessible by contfnuous pedestrian path without crossing a 15 <br />public right-of-way. Direct access may include passing a gate. 16 <br />1. Private yard. A private yard is required for dwelling units without direct access to a shared 17 <br />yard. 18 <br />a. Required private yards must have direct access from the associated dwelling unit. 19 <br />b. A private yard shall be a minimum of eight feet in any directfon, no less than eighty 20 <br />square feet in area 21 <br />c. Required private yards may be located in a required setback area or on top of a roof. 22 <br />d. Private yards shall not include driveways, pathways, parking areas, buildings, or critfcal 23 <br />areas or their buffers. 24 <br />2. Shared yard. A shared yard is required for dwelling units without direct access to a private 25 <br />yard. 26 <br />a. Required shared yards must have direct access from the associated dwelling unit. 27 <br />b. For shared yards with up to five associated dwelling units, the required shared yard 28 <br />must be a minimum of fifteen feet in any directfon, no less than 300 square feet in area. 29 <br />c. For shared yards with six or more associated dwelling units, the required shared 30 <br />yard(s) must be a minimum of twenty feet in any directfon, no less than 10% of the lot in 31 <br />area. 32 <br />c. Required shared yards may be located in a required setback area. 33 <br />d. Shared yards shall not include driveways, pathways, parking areas, buildings, or critfcal 34 <br />areas or their buffers. 35
