Prepare and maintain a Current Facilities Requirements and Operations and Maintenance Plan that <br />contains the information necessary to operate the building efficiently. <br />2. Provide a final commissioning report including an executive summary, brief description, overview of <br />testing scope and a general description of testing and verification methods, along with a summary of <br />the process used. Each non-compliance issue shall be referenced to the specific functional test, trend <br />log, etc. where the deficiency is documented. <br />3. Participate in the following meetings site visits during the occupancy phase: <br />• (1) Project closeout meeting <br />LEED BD+C: New Construction – Energy & Atmosphere – Enhanced Systems Commissioning (3-4 Points) <br />Path 1: Enhanced Commissioning: <br />Design Phase: <br />1. Verify inclusion of systems manual requirements in construction documents. <br />2. Verify inclusion of operator and occupant training requirements in construction documents. <br />3. Participate in the following meetings and site visits during the design phase: <br />• (3) Additional Design Review Meetings <br />Construction Phase: <br />1. Review contractor submittals for testability of ventilation equipment, temperature controls, <br />and other water and air flow control devices. <br />2. Verify systems manual updates and delivery to include BOD, one-line diagrams, control <br />sequences, and O&M manuals. <br />3. Verify operator and occupant training delivery and effectiveness. <br />4. Develop an on-going commissioning plan to include facility requirements and maintenance <br />plans. <br />Occupancy Phase: <br />1. Verify seasonal testing of systems that require testing under design conditions (e.g. heating <br />system in winter) <br />2. Review building operations 10 months after substantial completion. <br />3. Participate in the following meetings and site visits during the occupancy phase <br />• (2) Seasonal functional testing site visits <br />• (2) Training sessions with contractors and facility personnel. <br />• (2) Warranty Walk site visits <br />Path 2: Monitoring-Based Commissioning: <br />Where monitoring-based commissioning is included, DLR Group shall develop monitoring-based <br />procedures and identify points to be measured and evaluated to assess performance of energy- and <br />water-consuming systems. <br />Design-Build Contract for Everett Outdoor Events Center <br />Exhibit C - Phase 1A Work and Fee Proposal
