ES-6516 <br /> April 1, 2019 Page 2 <br /> Project Description <br /> We understand the site will be redeveloped with 5 six-story multi-family structures and related <br /> infrastructure improvements. Site ingress and egress will likely be provided by Evergreen Way <br /> and 79th Place Southeast. Although unspecified at the time of this report, stormwater <br /> management plans will likely incorporate a detention vault. <br /> At the time of report submission, specific building load plans were not available for review; <br /> however, we understand the proposed multi-family structures will be six stories in height, <br /> constructed of one post-tensioned concrete deck level and five stories of wood framing above. <br /> On this basis, we anticipate column loading of about 300 to 400 kips and perimeter footing loads <br /> of around 5 to 7 kips per lineal foot(kif). Slab-on-grade loading is anticipated at about 150 pounds <br /> per square foot (psf). <br /> Grade cuts and/or fills of about 5 to 10 feet are anticipated to achieve finish grades, and grade <br /> cuts of 10 or more feet will likely be necessary to install a vault. Retaining walls and/or rockeries <br /> may be incorporated into final designs to accommodate grade transitions, where necessary. <br /> If the above design assumptions are incorrect or change, ESNW should be contacted to review <br /> the recommendations provided in this report. ESNW should review final designs to confirm that <br /> appropriate geotechnical recommendations have been incorporated into the plans. <br /> SITE CONDITIONS <br /> Surface <br /> The subject site is located north of the Evergreen Way and SR 526 intersection, in Everett, <br /> Washington. The approximate location of the subject site is depicted on Plate 1 (Vicinity Map). <br /> The site consists of one tax parcel (Snohomish County Parcel No. 280507-003-070-00) totaling <br /> about 10.68 acres. <br /> The site is bordered to the north by 79th Place Southeast, to the east by Evergreen Way, to the <br /> South by SR 526, and to the west by Beverly Lane. Topography descends to the northeast, with <br /> about 20 feet of elevation change across the property. Known as the Andersons Shopping <br /> Center, the property is currently occupied a multi-tenant retail structure, medical building, and <br /> stormwater pond. All other site areas are surfaced with asphalt drive lanes, parking areas, and <br /> associated planting strips.
