Additional comments may also be provided by other <br /> Departmental reviewers for your application; please utilize the Online Permitting Portal to check on the status of other <br /> reviewers. <br /> Planning has the following comments and correction items to be addressed: <br /> • Property Lines. In accordance with EMC 19.39.070, Staff are requiring a survey be provided to verify the setback <br /> standards have been met.The property line dimensions on the provided site plan are not consistent with the <br /> property's legal description.The site plan must also be revised for consistency with the surveyed dimensions <br /> and structural locations. <br /> • Setbacks. Please dimension and delineate the required setbacks in accordance with Table 6-2 in EMC 19.06.020 <br /> for Staff review. <br /> • Critical Areas.The subject site is located within an area of Severe Landslide Hazard.As such a Geological <br /> Assessment Letter is required per Table 37.1 in EMC 19.37.070 and a Geologically Hazardous Area Covenant <br /> must be recorded per EMC 19.37.080(D) prior to permit issuance. In addition, a Geological Report may be <br /> required in accordance with Professional findings. <br /> • Deck.The provided site plan identifies a deck attached to the west side of the single-family residence which is <br /> not consistent with the provided floor plans. In addition, no permit history has been found to document this <br /> addition. Unless documentation can be provided that this addition was legally constructed,the deck must be <br /> included in the project scope of work to be reviewed and/or removed to demonstrate compliance with EMC <br /> 19.06 and any applicable Geotechnical Professional recommendations. Please review and revise accordingly to <br /> demonstrate conformance. <br /> For reference, the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist. Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans. If you have any Planning related questions for this permit, please contact me directly via email and <br /> I'm happy to be of assistance.The Unified Development Code is available online, here: <br /> https://everett.municipal.codes/EMC/19. <br /> These comments are only related to the land use code and do not account for all possible requirements from other <br /> departments.
