The modified load paths should comply with the prescriptive limitations of the IRC. Alternatively, <br /> an engineered analysis and design may be performed per IRC Section R301.1; sealed and signed <br /> drawings and calculations prepared by a professional engineer licensed in the state of Washington <br /> are required per RCW 18.43.010, 18.43.020,and 18.43.070.The following list of items,which have <br /> been provided on the plans, are not within the prescriptive scope of the 2021 IRC: <br /> a. The existing concrete pier pads and 4x4 sawn deck posts likely do not meet the required <br /> loading due to the combined weight of the existing deck materials and the new structural <br /> elements. Engineering may be required if prescriptive design is not utilized. <br /> b. The sistered joist detailing is not prescriptive and will need to be engineered if designed <br /> as shown. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter which indicates how the corrections were resolved. <br /> All codes cited refer to the 2021 International Building Code (IBC), 2021 International Existing Building <br /> Code (IEBC),the 2021 International Fire Code (IFC),the 2021 International Mechanical Code (IMC), <br /> and/or the 2021 Washington State Energy Code (WSEC), as amended by the State of Washington and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> Washington Accessibility Code 2017 ("Accessible and Usable Buildings and Facilities" ICC/ANSI A117.1- <br /> 17). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only. Additional revisions or additions may be required by other <br /> departments(such as Utilities,Traffic,Planning or Fire).
