B2301-001
9227 4th Ave W
Napa Homes LLC
c. The truss design should be reviewed for conformance with the approved
construction drawings and the referenced building codes, and approved for
construction by the designer-of-record for the approved drawings, prior to
fabrication and erection.
17. The project includes end trusses over the exterior wall. The wall framing is not continuous
between the foundation and roof sheathing. The drawings should include a bracing detail
to resist out-of-plane loading (e.g., wind) on the wall. This is not provided by the
manufacturer. Note that truss stability bracing provided by the manufacturer is not
intended for this purpose. Calculations substantiating the bracing should be submitted for
review. See IBC Table 2304.10.1.
18.The lateral system includes discontinuous shear walls supported by beams below.
Calculations substantiating the design of the beams including overstrength should be
submitted for review. See IBC Sections 1604.2, 1604.4, and 1613.1, and ASCE 7-16 Section
12.3.3.3.
19. Continuing with the previous comment, the Upper Floor shear walls on the north side of the
house are supported by cantilever joists oriented perpendicular to the walls. The joists
directly supporting the wall ends are not anticipated to have sufficient capacity to resisting
the shear wall chord forces. Only the joists directly supporting the wall ends should be
considered to resist these loads; load sharing with adjacent joists is not allowed.
Modifications to the framing should be performed as need to complete the load path.
Calculations substantiating the supporting framing should be submitted for review.
20. The shear wall holdown design for the Type"HDU5"anchors has not been provided in the
structural calculations. Calculations substantiating the holdown design should be submitted
for review. The design load should be determined per ASCE 7-10 Section 12.4.3.2 Equation
7 including the vertical seismic load effect per Section 12.4.2.2. The seismic holdown forces
should be calculated even when wind controls the lateral design. See IBC Sections 1604.10,
1613.1, and 1901.2, and ACI 318-14 Section 17.2.3.4.3
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Sincerely,
Darren Chang, RA AIA
Senior Architect— Building Review Supervisor
(425)257-7815
dchang@everettwa.gov
OJ 3200 Cedar Street © 425.257.8810 ;i) permitservices@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
(Pa9e 4 of
