An Engineering Seplmesy
BMP ES.20 Excavated Basement Soil
Excavated basement soil should be located a reasonable distance behind the curb, such
as in the backyard or side yard area. This practice will increase the distance eroded soil
must travel to reach the storm sewer system. Soil piles should be covered until the soil is
either used or removed. Piles should be situated so that sediment does not erode into
the street, adjoining yards and does not enter surface water.
The proposed building is adequately set back from the cubs and property line that BMP
ES.20 is not a concern.
BMP ES.30 Backfillinq
Basement walls should be backfilled as soon as possible and the lot rough graded. This
practice will eliminate large soil mounds which are highly erodible and prepares the lot
for temporary cover, which will further reduce erosion potential.
This project does not propose the construction of a basement. However, BMP ES.30 will
be implemented for the backfilling around the building's footings.
BMP ES.40 Removal of Excess Soil
Excess soil should be removed from the site as soon as possible after backfilling. This
practice will eliminate any sediment loss from surplus fill.
BMP ES.40 has been added as a requirement of the permit/construction documents.
BMP ES.50 Management of Soil Banks
If a lot has a soil bank higher than the curb, the bank should be located several feet
behind the curb and a shallow trench should be excavated between the bank and the
curb. This practice will help prevent any eroded sediment from entering the street.
BMP ES.50 will be the responsibility of the project CESCL and has been added as a
requirement of the permit/construction documents.
BMP ES.60 Construction Road Access
Gravel or crushed rock shall be applied to the driveway area and vehicle traffic restricted
to this one route. Driveway paving can be installed directly over the gravel. This measure
will help prevent soil from adhering to tires and stop soil from washing into the street.
This construction access requires periodic inspection and maintenance including
washing, top-dressing with additional stone, reworking and compaction.
BMP ES.60 has been implemented in the permit/construction documents.
BMP ES.70 Soil Stabilization
Soil stabilization measures protect soil from the erosive forces of raindrop impact and
flowing water. Acceptable measures include establishing vegetation by sodding or
seeding, mulching with two tons of straw per acre or approved equal, plastic or other
impervious covering staked to the ground or anchored with rocks or sandbags, and the
early application of gravel base on areas to be paved.
Starbucks Page 4
Broadway and 10th Store
Drainage Report
May 2014
