Panera Bread Stormwater Management Report Everett,WA <br /> SECTION 2 - Conditions and Requirements Summary <br /> As required by the City of Everett, storm drainage design for this project complies with the City <br /> of Everett Storm water Management Manual (February 15, 2010). Chapter 2 of this manual <br /> outlines the minimum requirements for redevelopment depending on the size and type of <br /> project. Table 1, below, identifies the quantities of construction area, proposed surface <br /> conditions, and the existing pervious area. <br /> Table 1 <br /> Site Conditions <br /> Area of Land Disturbed, Including R/W: 40,931 SF=0.94 ac <br /> Area of Land Disturbed,Without R/W: 38,155 SF=0.88 ac <br /> Proposed Building Area: 4,300 SF=0.10 ac <br /> Proposed PGIS*Area: 24,255 SF=0.56 ac <br /> Proposed Sidewalk Area: 2,274 SF=0.05 ac <br /> Proposed Pervious Area: 7,326 SF=0.17 ac <br /> Existing Pervious Area: 2,202 SF=0.05 ac <br /> *PGIS= Pollutant Generating Impervious Surface <br /> The City of Everett Storm water Management Manual, Chapter 2 sets forth the threshold criteria <br /> for the minimum requirements as follows: <br /> 2.1.1 Redevelopment <br /> The following new development and redevelopment must comply with Minimum Requirements <br /> #1 through #5 for the new and replaced impervious surfaces and the land disturbed: <br /> • Creates or adds 2,000 square feet, or greater, of new, replaced, or total of new plus <br /> replaced impervious surface area, or (YES) <br /> • Has land-disturbing activity of 7,000 square feet or greater. (YES) <br /> This project shall comply with Minimum Requirements#1 through#5 <br /> The following new development and redevelopment shall also comply with Minimum <br /> Requirement#6 for the new and replaced pollutant generating impervious surfaces: <br /> • Creates or adds 5,000 square feet or more of new, replaced, or total of new plus <br /> replaced pollutant generating impervious surfaces. (YES) <br /> This project shall comply with Minimum Requirement#6 <br /> Core States Group Page 9 <br />
