Panera Bread Stormwater Management Report Everett,WA <br /> Executive Summary <br /> Site Summary: <br /> Property is located at the southeast corner of the intersection of Everett Way SE and 3rd Avenue <br /> (304 SE Everett Mall Way). Currently, the site hosts a demolished gas station, a closed oil/lube <br /> shop and an operational self-serve carwash. The bulk of the site is impervious with a small <br /> amount of landscaped area. The site is a lease area of an overall shopping center which <br /> consists of a McDonald's restaurant and in-line retail establishments. <br /> The project proposes to develop a 4,300 SF restaurant with a drive-thru and the associated <br /> parking and site utilities on this 0.81 acre site. <br /> Design Criteria: <br /> The City of Everett has adopted the City of Everett Stormwater Management Manual(February <br /> 15, 2010). This project will evaluate the land disturbed and developed site conditions to <br /> determine the minimum requirements are met in accordance with the City of Everett <br /> Storm water Management Manual. <br /> Proposed Drainage System: <br /> The project proposes to construct a network of underground pipe, catch basins, curbs and <br /> gutter, to collect surface water runoff throughout the site, similar to the existing site. <br /> Stormwater runoff will be collected and conveyed to the southwest corner of the site to an <br /> existing storm manhole (SSMH-S). This manhole is currently the site's point of discharge to the <br /> city main and is equipped an oil/water separator(riser pipe). <br /> A BayFilterTM treatment unit has been proposed to treat the PGIS and landscape areas of the <br /> site. The roof runoff will be collected separately and connect to the conveyance system at the <br /> by-pass manhole. <br /> Conclusion: <br /> The proposed stormwater management system for this project has been designed in <br /> accordance with the City of Everett Storm water Management Manual regulatory criteria and <br /> consistent with sound engineering practice. This design has incorporated the City's Minimum <br /> Requirements, outlined within this report. Therefore, no significant adverse impacts to the <br /> stormwater management system onsite or offsite are expected as a result of the proposed <br /> development. <br /> Core States Group Page 4 <br />
