Panera Bread Stormwater Management Report Everett,WA <br /> SECTION 1 - Project Overview <br /> Existing Conditions <br /> Property is located at the southeast corner of the intersection of Everett Way SE and 3`d Avenue <br /> (304 SE Everett Mall Way), See Figure 1. Currently, the site hosts a demolished gas station, a <br /> closed oil/lube shop and an operational self-serve carwash. The bulk of the site is impervious <br /> with a small amount of landscaped area. The site is a lease area of an overall shopping center <br /> which consists of a McDonald's restaurant and in-line retail establishments. <br /> The topography of the ground, as denoted in Figure 2, indicates that the project site receives <br /> some overland sheet flow runoff from the neighboring McDonald's restaurant. Since this area <br /> is paved, the contributing flow from the existing McDonald's has been taken into consideration <br /> in design of the storm system. <br /> Soils Conditions <br /> A detailed geotechnical study of the site was performed by Krazan &Associates, Inc. to <br /> determine the properties of the subsurface soils.This geotechnical report, dated August 24, <br /> 2012, project number 092-12004, indicates that beneath the existing pavement, the surficial <br /> soils consist of fill overlying native, medium dense native silty sand with gravel (glacial drift), <br /> and dense to very dense native silty sand with gravel (glacial till). Additional information about <br /> the soils encountered is presented in the logs of the soil borings in Appendix B. <br /> Wells, Septic Tanks and Fuel Tanks <br /> Based upon field reconnaissance and the environmental review, it appears that one <br /> underground tank have been located on the property. The landlord is responsible for the <br /> removal of this tank in accordance with federal, state, and local regulations. If at a later date <br /> any wells or additional tanks are discovered on the property, it will be removed in accordance <br /> with all regulatory requirements, local, state and federal. <br /> Proposed Development <br /> The proposed project is to construct a new 4,300 SF restaurant with a drive-thru and its <br /> associated infrastructure improvements on the 0.81 acre site. Approximately 0.07 acres of the <br /> land of the adjacent shopping plaza will be disturbed in order to reconfigure the parking area <br /> that abuts the subject site so that the finished plaza has appropriate vehicular circulation. An <br /> additional 0.06 acres of right-of-way will be disturbed to remove an existing driveway, construct <br /> Core States Group Page 5 <br />
