Everett Mall Way that is partially developed with curb, gutter and a 6-foot sidewalk. The <br /> rest of the property front that parallels Everett Mall Way fronts Washington Department <br /> of Transportation's I-5 right-of-way. <br /> The topography of the site generally slopes to the southeast with a slope gradient of about <br /> 4.0%. At the east property line the topography changes to a slope gradient of about 26%, <br /> sloping down to the I-5 freeway. <br /> ' The southeast corner of the property contains a cut slope of about 2:1 (50%) that was <br /> most likely created from the construction of the motel located on the south adjacent <br /> property. This cut slope reduces to about 18% approximately 50-feet west of the east <br /> property line and further relaxes to a range of 7%to 2% along the south property line, <br /> approximately 150-feet from the east property line. <br /> According to the SCS Soil Survey for Snohomish County the predominant soil type on <br /> this site is an Alderwood-Urban land complex,hydrologic group C, Symbol 5 (see <br /> ' appendix for Soils Map). <br /> A geotechnical engineer from Associated Earth Sciences, Inc. (AESI) studied subsurface <br /> conditions on the site and identified the soil type as Vashon Lodgement Till (see attached <br /> copy in the appendix), consistent with the SCS description of Alderwood soils.
